Director of Leasing

Position Summary

The Director of Leasing provides strategic leadership and operational oversight of leasing strategies for the Benton Communities portfolio, that maximizes occupancy, drives revenue growth, strengthens customer experience, builds resident relations, and supports overall asset performance. Manages community leasing operations, leads and develops onsite Leasing Teams, and collaborates with the Operations Department for business needs.

Essential Functions

  • Provides leadership and maintains an effective position of authority. Assures that the environment of the communities reflects the philosophy of the company. Models Mission and Foundations. Promotes company at all times.
  • Projects a professional image in all aspects of work performance, which includes, but is not limited to personal habits, demeanor, and attire. Meets company standards on conduct, attendance, etc.
  • Develops and oversees the company's leasing strategy to drive occupancy, rent growth, and revenue targets.
  • Analyzes property performance, market trends, and competitive data to recommend pricing, concessions, and leasing tactics.
  • Provides strategic oversight of all leasing activities for resident conversion, market positioning, and customer experience standards.
  • Leads strategy for lease‑ups, renovations, and underperforming assets.
  • Ensures consistent implementation of leasing policies, compliance with fair housing regulations, and alignment with company culture and service expectations.
  • Ability to coach and inspire leasing teams to achieve high performance.
  • Balances day‑to‑day operational needs with long‑term strategic planning to drive occupancy, retention, and revenue outcomes across the Benton Communities portfolio.
  • Establishes performance expectations, leasing standards, and customer experience protocols.
  • Conducts ongoing training in sales skills, CRM/lead management systems, and leasing best practices.
  • Builds a strong culture of accountability, recognition, and high performance across Leasing Teams.
  • Oversee lead management processes, response times, follow‑up standards, and tour‑to‑lease conversion practices.
  • Implement standardized leasing procedures, scripts, sales tools, and performance metrics.
  • Monitor key leasing KPIs including occupancy, pre‑leased percentage, traffic sources, closing ratios, renewal conversion, and lead efficiency.
  • Prepare portfolio‑level leasing reports, forecasts, and executive summaries.
  • Identify performance gaps and implement action plans to drive improvement.
  • Perform duties as necessary.

Qualifications

Knowledge & Skills

  • Strong understanding of Fair Housing and industry regulatory requirements.
  • Expertise in leasing strategies, sales processes, and customer experience standards.
  • Strong analytical and reporting capabilities; proficient with property management/leasing software (e.g., RealPage).
  • Excellent communication, coaching, and leadership skills.
  • Ability to collaborate across departments and influence company‑wide leasing initiatives.

Education & Experience Requirements

  • 5 – 7 years of experience in multifamily, or mixed‑use leasing, including at least 3 years in a leadership role.
  • Proven success driving occupancy and revenue in both stabilized and lease‑up environments.
  • Bachelor's degree in business, Real Estate, Marketing, or related field preferred.
  • Experience managing leasing teams.

Benefits Offered

Excellent benefits package, including PTO accrual for full‑time employment up to 120 hours during the first year of employment which increases by one day with each additional year of employment up to 200 hours. We also offer health, dental, vision, life, LTD, AFLAC, and matched 401(k) programs with eligibility on the first of the month after 60 days of employment. We offer a $1500 annualized waiver, if health insurance coverage is not needed. In addition, 10 paid Holidays and Veteran's Day for our employees that are Veterans (thank you for your service!); Birthday PTO after one year of employment; Personal Day after 6 months of employment; and 4 Wellness Days each year. Position is eligible for a bonus potential.
