Overview

Realty Income Corporation, headquartered in San Diego, is a leader in the S&P 200 with over 50 years of experience in real estate investment. We are seeking a strategic Director, Financial Planning & Analysis (FP&A) to lead financial modeling, reporting, and strategic decision support.

Key Responsibilities

• Manage and refine the corporate earnings model.
• Prepare earnings memos and lead monthly cash flow discussions.
• Support budgeting, forecasting, and variance analysis.
• Develop reports for lenders and rating agencies.
• Assist in treasury functions, debt management, and capital market strategies.

Qualifications

• Bachelor’s degree in business, economics, accounting, or finance; 7+ years of relevant experience.
• Expertise in building complex financial models and strong understanding of U.S. GAAP.
• Excellent communication, analytical, and problem-solving skills.
• Experience with financial software such as Yardi and Adaptive Insights; REIT or real estate experience preferred.

Compensation & Benefits

Salary range: $126,891 - $187,723, with potential bonuses and stock awards. Benefits include healthcare, 401(k), PTO, holidays, and wellness programs.
