Maintenance Director (Multi‑Site / Regional Level) Prince George / Petersburg, VA
A well-respected property management company is seeking an experienced Maintenance Director to lead operations across a large‑scale multifamily community of 1,500+ units. This is a high‑impact leadership role overseeing a team of 20+ maintenance professionals, with a strong focus on operational excellence, capital improvements, and financial performance.
This opportunity is ideal for a seasoned Maintenance Supervisor, Multi‑Site Leader, or Regional Maintenance Professional who thrives in a fast‑paced, evolving environment and brings both technical expertise and strong leadership capability.
Key Responsibilities
Lead, mentor, and hold accountable a large maintenance team, fostering a high-performance culture
Oversee all aspects of property maintenance, including preventive, corrective, emergency, and deferred maintenance
Manage ongoing capital improvement (CapEx) projects, including scope development, vendor coordination, and execution
Ensure the physical asset is maintained in a safe, attractive, and compliant condition
Develop and manage budgets, expense controls, and financial reporting, with a focus on maximizing performance
Establish and monitor preventive maintenance programs and service standards
Oversee vendor relationships, contracts, and procurement processes
Conduct regular property inspections and ensure timely completion of work orders
Supervise unit turns (make‑readies) and ensure readiness standards are met
Ensure compliance with all company policies and local, state, and federal regulations
Lead safety initiatives, including OSHA compliance and routine safety meetings
Collaborate with community leadership on inspections, operations, and resident satisfaction initiatives
Qualifications
Proven experience in a Maintenance Director, Regional Maintenance Supervisor, or Multi‑Site Maintenance leadership role
Experience managing large‑scale assets (1,000+ units preferred) and sizable teams
Strong background in CapEx/renovation projects, including vendor management and scope development
Proficiency with Yardi, Excel, and property management technology platforms
Demonstrated experience with budgeting, expense control, and financial reporting
Strong leadership, communication, and team development skills
Ability to adapt quickly to new systems and evolving technology
Certifications
OSHA 10 (required)
EPA/HVAC certification (required)
CPO (preferred)
Preferred Experience
Military background (a plus, particularly for leadership structure and accountability)
Project management experience
Mold remediation experience (helpful, but not required)
