Role Description PES Associates is seeking a Property Condition Assessor to support commercial real estate due diligence projects. Responsibilities include conducting site inspections, evaluating building systems, documenting physical deficiencies, and preparing clear, concise Property Condition Assessment (PCA) reports.
Responsibilities
Conduct inspections of commercial and institutional properties
Evaluate building systems including roofing, structure, building envelope, HVAC, electrical, plumbing, and site improvements
Identify and document physical deficiencies and maintenance issues
Prepare Property Condition Assessment reports consistent with ASTM E2018 and client-specific standards
Develop order-of-magnitude repair cost opinions and replacement reserve projections
Review available building documentation and maintenance records
Qualifications
Background in engineering, architecture, construction, facilities management, or building inspection
Strong analytical and observational skills
Experience developing repair cost opinions and short-term and reserve cost tables
Excellent technical writing and documentation skills
Ability to work independently and manage multiple assignments
Preferred
Experience performing Property Condition Assessments (ASTM E2018)
Familiarity with commercial building systems and construction practices
Bachelor’s degree in Engineering, Architecture, Construction Management, Real Estate, or a related field
