Regional Property Manager Assistant - Leased

Description The purpose of this position is to maintain convenient, clean and safe shopping environments by holding landlords accountable to lease language so that retail can safely operate and focus on their task at hand, which is serving our customers. This position is also responsible for analyzing capital and operating costs that relate to the shopping center’s leased space. Incumbents are also responsible for providing premier service to their other customers which are Facility Services, Legal Counsel, Real Estate Strategy, Risk Management and Construction while maintaining positive relationships between Publix and our landlords. The responsibilities listed on this position analysis are not intended to be all-inclusive and additional responsibilities may be assigned as needed.

Responsibilities

Submitting, tracking and resolving all maintenance/lease obligation requests for leased shopping centers

Facilitating common area maintenance (CAM) budgets and reconciliations which are completed annually to contribute towards the maintenance expenses incurred throughout the year for the common areas

Reconciliations are completed annually to reconcile the difference between the previously budgeted amount and the actual expenses incurred by the landlord throughout the year

Initiating and tracking the remodel process to help improve sales growth

A multitude of additional tasks including:

Check Requests

Maintenance Time Frame Tracking

Weather Preparedness/Emergency Contact Updates

ADA Letters

Cart Corral Letters

Cart Retention Letter

Making certain that all territories are adequately supported by providing premier service to our customers, stores, landlords and property managers

Legal Requests

Initiating the One-Year Warranty Process to provide premier service

Required Qualifications

High school diploma and 6 months of office/business experience

Ability to work independently

Analytical skills

Ability to multitask

Time Management skill

Preferred Qualifications

AA degree and one year of office/business experience

Year End Bonus To reward associates for their contributions to the company for the calendar year, Publix provides a Holiday Bonus in November. In the first year of continuous employment the bonus is equal to 15 hours of pay, and in the second year of continuous employment the bonus is equal to one week’s pay if associate remains employed through issue date of the bonus check. In subsequent years, the bonus is equal to two weeks’ pay.
