
Property Manager

We’re working with a growing property management company in the Madison area that’s looking to bring on a Property Manager for a newer affordable housing community.
This is a hands‑on role where you’ll be responsible for the full day‑to‑day operation of the property. You won’t be siloed into just leasing or just compliance — you’ll be involved in all of it. The goal is simple: keep the property running well, stay compliant, and create a place where residents want to stay
You’ll have a good amount of ownership here. They’re looking for someone who can step in, take responsibility for the site, and keep things organized without needing to be micromanaged.
If you have LIHTC experience and are comfortable balancing compliance with the day‑to‑day realities of running a property, this is a solid opportunity.
What You’ll Be Responsible For Operations and Compliance
Oversee the daily operations of a Section 42 (LIHTC) community
Handle income certifications and annual recertifications
Maintain organized, accurate files that are always ready for audits or inspections
Ensure compliance with LIHTC guidelines, Fair Housing laws, and state requirements
Work through any compliance‑related issues and stay ahead of potential problems
Leasing and Resident Management
Manage the full leasing cycle including tours, applications, move‑ins, and renewals
Serve as the main point of contact for residents and handle questions, concerns, and complaints
Address resident issues in a timely and professional way
Focus on retention by maintaining a well‑run, responsive property
Keep a consistent presence on‑site and stay accessible to residents
Oversee rent collection and follow up on delinquencies
Monitor occupancy and help keep units filled
Assist with budgeting and track basic financial performance of the property
Provide updates or reports to ownership or leadership as needed Team and Vendor Coordination
Work closely with maintenance to make sure work orders are completed and units are ready
Coordinate with vendors and outside contractors when needed
Help keep communication clear between all parties involved in the property
Contribute to a team environment where expectations are clear and things get done
What They’re Looking For
At least 2 years of property management experience
Required: hands‑on experience with Section 42 / LIHTC properties
Solid understanding of Fair Housing regulations
Someone who is organized and able to keep track of multiple priorities without dropping the ball
Comfortable handling both administrative work and resident‑facing responsibilities
Strong communication skills and a level‑headed approach to problem solving
Experience using property management systems such as Yardi, AppFolio, MRI, or similar
