
On-Site Property Manager

Reynolds Asset Management is hiring an experienced On-Site Property Manager to oversee two well-maintained multifamily assets in Essex County: Spring St Commons (84 apartments + 3 retail spaces) in Newark and The Mural (103 apartments) in Orange. Combined portfolio of 187 units across two B+/A- properties in established, active neighborhoods.
We are a private real estate investment firm that develops, owns, and operates our assets with a long-term perspective. These aren't properties we're managing until we sell — we built them, we're proud of them, and we intend to hold and improve them for years to come. We're looking for someone who shares that mentality: someone who treats a property like it's their own, takes genuine pride in the physical condition and the resident experience, and understands that a well-run building is a reflection of the people running it.
This is a hands-on, high-accountability role for someone who knows urban NJ property management inside and out — including how to build strong tenant relationships while maintaining firm, consistent enforcement of community rules and lease terms.
What You’ll Own
Day-to-day operations across both properties including leasing, maintenance coordination, vendor management, and tenant relations
Rent collection, delinquency management, and lease enforcement — including notices, cure periods, and coordination with legal counsel when needed
Vacancy reduction — showing units, processing applications, screening tenants, and executing leases
Move-in/move-out inspections and unit turnover coordination
Yardi data entry, reporting, and compliance — keeping records current and accurate at all times
Regular property walks and maintenance tracking — identifying issues before they become problems
Vendor and contractor scheduling and oversight
Monthly reporting to ownership
Who You Are
3+ years of residential property management experience in Newark, Orange, Irvington, East Orange, or comparable urban NJ markets — this experience is required, not preferred
Comfortable and confident enforcing lease terms and community rules with difficult tenants — firm, fair, and professional
Yardi experience required — you know the system and can work it independently
Strong communicator — equally comfortable talking to a prospective tenant, a contractor, or ownership
Organized and task-driven — you keep lists, you follow up, and things don't fall through the cracks
Someone who takes pride in the properties they manage and the residents they serve
Bilingual English/Spanish a strong plus, but not required
What We Offer
$80,000–$90,000 base salary, commensurate with experience
Performance bonus based on occupancy, collections, and operational targets
