Associate Director - Research

We are seeking a real estate professional who shares our commitment to excellence to become an integral member of our research and strategy group. This expert will develop, in collaboration with our investment professionals, proprietary, well‑researched and executable investment strategies for multifamily, industrial, office, retail and alternate property types that will lead to risk‑adjusted relative outperformance. This professional will ideally be a natural communicator who is comfortable presenting to clients and prospects, is highly collaborative and has a passion for developing high conviction in strategy and individual property investments. To be successful this individual will be experienced in the diverse and complimentary tasks of reconciling macro and micro economic factors, investment themes (megatrends), geographical trends (megapolitans), occupier behavior, space market conditions, capital market conditions, and investor sentiment (collectively, “investment intelligence”) into compelling and executable investment strategies.

Responsibilities

• Be a subject matter expert on how investment intelligence drives institutional real estate demand by location.
• Apply subject matter expertise developing compelling and executable investment strategies and provide strategic perspective into property type and location forecast models that support our proprietary house views.
• Collect, organize, and present current research as requested/directed, including analyzing job and population growth, economic data, supply/demand and demographic trends from third party vendors.
• Identify inefficiencies in the market that will drive competitive advantage.
• Develop L&B’s Annual House Views, Investment Strategies and Target Markets including dashboards with key performance indicators (KPIs) by geography and property type. Prepare and present updates each quarter in a brief executive summary for quarterly reports and marketing presentations.
• Present L&B House Views and Investment Strategies to clients and prospects as part of L&B’s investor relations program.
• Assist with the development of marketing materials to support the presentation of L&B Investment Strategies to the marketplace.
• Own thought leadership by offering educational insights into elements of investment strategy or process across platforms (white papers, LinkedIn, conferences, etc.) Seek opportunities to speak on conference panels, webinars, etc. to demonstrate the expertise of the firm and network with investors
• Support portfolio management, acquisitions and asset management professionals in preparation of portfolio and property level research.
• Collaborate with investment professionals to create and maintain L&B real estate fundamentals database with comprehensive individual property and/or property‑level market/submarket/competitive set analysis, particularly on acquisitions.
• Work with professionals to determine business requirements, priorities, define KPIs, and develop BI and data warehouse strategy. This includes working with business and development teams to design, and document dashboards, alerts, and report.

Requirements

• Deep property investment experience (leasing, investment sales, real estate economics, appraisal) desired with an ability to connect the dots among megatrend factors to the income and value appreciation potential for a particular property
• Strong quantitative skillset with ability to identify new insights and trends through data analytics.Analytical, yet conversational and confident communicator
• Communication – Excellent verbal and written communication, and skill translating sophisticated concepts into easily digestible insights
• Independent perspective contributing to L&B’s diversity of thought
• MS 365 suite (Outlook, Word, Excel)
• GIS and/or Business Intelligence experience preferred (Tableau, ArcGIS, etc.)
• 5-10 years at major brokerage, investment advisor or real estate research firm
• Bachelors or Masters degree with quantitatively‑focused coursework such as information systems, economics, finance, mathematics, computer science, or statistics
