Job Purpose And Summary We are seeking a detail-oriented and proactive
Real Estate and Impact Investment Strategy Analyst
to provide critical support to the Asset, Investment and Awareness Managers in overseeing Aetna’s growing real estate investment portfolio and awareness strategy. This portfolio includes:
Commercial mortgage loans
Affordable housing equity investments
Joint venture equity investments (JVs)
The Analyst will provide analytical, reporting, and operational support to the Real Estate Investments (REI) and Impact Investment Strategy (IIS) teams, with primary responsibility for asset management–related activities across a diverse real estate and affordable housing investment portfolio. The Analyst will support the monitoring and performance of commercial mortgage loans, affordable housing equity investments (LIHTC investments), and joint venture equity investments, while also assisting with selected IIS activities related to reporting, awareness, and cross‑enterprise coordination. This role is designed for an early‑career professional (0–3 years of experience) and offers exposure to real estate asset management, impact investing, and enterprise collaboration. The Analyst will work closely with Asset Managers, Investment Managers, and senior IIS team members to ensure accurate reporting, strong portfolio oversight, and timely execution of internal and external deliverables.
Primary Job Duties & Responsibilities Portfolio Support & Asset Management
Assist in tracking and updating key performance metrics for commercial mortgage loans, affordable housing equity investments, and JV equity investments.
Collect, organize, and review borrower, developer, and syndicator reporting to ensure completeness, accuracy, and timeliness.
Support quarterly and annual asset reviews by preparing preliminary financial analyses, property performance summaries, and risk indicators.
Maintain organized investment files and ensure accurate and consistent data entry across internal systems and reporting platforms.
Assist with monitoring higher‑risk assets by compiling data, summarizing issues, and escalating findings to senior team members.
Reporting, Forecasting & Financial Analysis
Prepare draft portfolio reports, schedules, and presentation materials for internal stakeholders.
Support basic financial modeling related to cash flows, net investment income, and tax benefit projections.
Assist in reviewing capital call requests, budgets, and cash flow projections for affordable housing and JV investments.
Help reconcile data across multiple sources to support accurate enterprise reporting.
Investment Operations & Transaction Support
Coordinate documentation related to post‑closing activities, including consent requests, loan modifications, and funding events.
Assist with rate lock documentation, capital funding requests, and internal approval processes.
Provide administrative and analytical support during underwriting, closing, and onboarding of new investments.
Impact Investment Strategy & Awareness Support
Support IIS reporting and information packages, including state and year‑end materials.
Assist with maintaining IIS SharePoint content, trackers, and internal reference materials.
Help compile information for internal enterprise requests related to impact investments and affordable housing initiatives.
Provide analytical and organizational support for select events, presentations, and awareness initiatives led by senior IIS staff.
Process Improvement & Special Projects
Assist in identifying opportunities to streamline reporting processes and improve data quality.
Support system updates, process documentation, and cross‑team coordination efforts.
Participate in special projects, portfolio reviews, and ad‑hoc analyses as assigned.
Education
Required: Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
Preferred: Coursework or exposure to real estate finance, affordable housing, or impact investing.
Prior Relevant Work Experience
Required: 0–3 years of relevant experience in finance, real estate, investment management, asset management, consulting, or a related analytical role (internships included).
Essential Qualifications & Skills
Basic principles of real estate finance and investment analysis.
Fundamental concepts related to affordable housing and LIHTC investments (or willingness to learn).
Financial statements, budgeting, and cash flow analysis.
Skills
Strong analytical, quantitative, and organizational skills with high attention to detail.
Proficiency in Microsoft Excel and PowerPoint; ability to work with large datasets.
Clear written and verbal communication, including the ability to summarize financial and operational information.
Managing multiple tasks, prioritizing deadlines, and producing accurate work products.
Ability to thoughtfully integrate AI‑enabled tools (e.g., Microsoft Copilot) into team workflows to improve efficiency and insights, while establishing appropriate controls, review standards, and best practices.

Pay Range The Typical Pay Range For This Role Is $67,980.00 - $135,960.00. This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls. The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors. This position is eligible for a CVS Health bonus, commission or short‑term incentive program in addition to the base pay range listed above.
