Opportunity Summary

Steerpoint Capital is expanding and seeking a Director of Asset Management to lead asset strategy across a growing portfolio of large-format retail centers and enclosed malls.

Steerpoint is an investment and advisory platform focused on acquiring and repositioning large-format retail assets and enclosed malls across the Western U.S. and Sunbelt markets. Our strategy centers on transforming traditional retail properties through leasing, redevelopment, and mixed-use repositioning.

We are seeking a senior asset management leader with deep retail experience, particularly with enclosed malls and large-format retail centers, to help drive portfolio performance and oversee execution across our platform.

This role will lead asset management strategy across the portfolio and oversee two Asset Managers, ensuring business plans are executed effectively while identifying opportunities to enhance value through leasing, redevelopment, and operational improvements.

The Director will work closely with the firm’s CEO and senior leadership to help guide portfolio strategy as the company continues to scale its investment platform.

Key Responsibilities

• Lead asset management strategy across a portfolio of large-format retail centers and enclosed malls
• Oversee and mentor Asset Management team, ensuring consistent execution of asset-level business plans
• Establish portfolio-wide priorities, performance benchmarks, and operational standards
• Identify opportunities to enhance value through leasing, redevelopment, and operational improvements
• Drive implementation of asset-level business plans to maximize value and minimize risk
• Partner with leasing teams and brokers to shape tenant strategy, merchandising plans, and leasing performance
• Evaluate redevelopment opportunities including anchor repositioning, mixed-use initiatives, and capital projects
• Monitor property performance, operating budgets, and capital plans across the portfolio

Operational Oversight

• Oversee third-party property management teams across the portfolio, including financial performance, operations, and tenant relations
• Ensure capital projects are completed on schedule and within budget
• Review operating results and key performance metrics to identify cost savings and revenue enhancement opportunities

Strategic Collaboration

• Collaborate with internal teams including leasing, finance, development, and accounting
• Work closely with lenders, investors, and operating partners as needed
• Support acquisitions, underwriting, and transition of newly acquired assets
• Provide regular reporting and strategic updates to senior leadership

Qualifications

• 10+ years of experience in retail real estate, preferably with institutional ownership or operators
• Significant experience with large-format retail centers and enclosed mall assets
• Background in asset management, regional property management, or senior property management
• Experience overseeing teams and managing complex retail portfolios
• Strong financial analysis capabilities and operational expertise
• Proven ability to manage third-party property management teams and external service providers
• Strategic thinker with the ability to execute complex asset initiatives
• Advanced proficiency in Excel and financial analysis
• Ability to operate effectively in a fast-paced, entrepreneurial environment

This role will serve as the senior leader responsible for day-to-day asset management across the portfolio, allowing firm leadership to focus on acquisitions, capital markets, and strategic growth initiatives.
