Job Summary Westland is seeking a

Social Media Specialist

to lead the planning, creation and execution of social media content and paid campaigns across the company’s digital platforms.

Reporting to the Marketing Manager, this role is responsible for managing Westland’s corporate social media presence while identifying opportunities to grow engagement, strengthen brand storytelling and support leasing initiatives across the portfolio.

The ideal candidate is both

creative and data-driven , comfortable developing content ideas, managing campaigns and analyzing performance to improve results.

Travel to Westland communities will be required to capture on-site content and support property-level marketing initiatives.

Key Responsibilities: Corporate Brand & Content Management

Corporate Social Media Management: Manage and maintain Westland Real Estate Group’s primary corporate social media profiles (LinkedIn, Facebook, Instagram), ensuring a professional and consistent brand presence.

On-Site Content Capture: Travel to various properties within the Westland portfolio to capture high-quality photos, Reels, and TikToks specifically designed to perform in both organic and paid environments.

Social Scheduling: Maintain an organic content calendar for both corporate and property-specific accounts, supporting the brand's long-term "Westland Story."

Employee Advocacy & Culture: Feature our maintenance and leasing teams to humanize the brand, showcase company culture, and support recruitment efforts on corporate channels.

Paid Social Media Execution (Core Focus)

Campaign Implementation: Build and launch paid social campaigns across Meta (Facebook/Instagram), TikTok, and LinkedIn to drive qualified leasing leads.

Daily Optimization: Perform routine optimizations on bidding, targeting, and creative performance based on established department guidelines.

Testing Support: Execute A/B testing frameworks for ad copy and visual assets as directed to help lower Cost-Per-Lead (CPL).

Budget Tracking: Assist in tracking monthly ad spend across the portfolio, ensuring high ROI and reporting discrepancies to leadership.

Technical Maintenance: Assist in the implementation of tracking pixels and lead forms to ensure accurate data collection.

Community Facilitation & Support

Engagement: Monitor and respond to comments and direct messages across all managed pages, specifically addressing inquiries generated from paid advertisements.

Escalation: Work with the marketing team to address online reviews, escalating sensitive feedback to supervisors to ensure our commitment to service is upheld.

Event Support: Assist in property-level events (e.g., summer carnivals) with live social coverage and content capture.

Analytics & Reporting

Data Compilation: Analyze social media and campaign performance and prepare weekly and monthly reports highlighting page growth, engagement and advertising results.

Trend Monitoring: Stay informed on social media trends and platform algorithm changes, reporting updates regarding Meta’s housing ad categories to the Marketing Manager.

Qualifications

Experience: 2–4+ years of professional social media experience with a heavy emphasis on Meta Ads Manager. Experience in the multifamily or real estate industry is preferred.

Brand Execution Skills: Proven experience managing corporate social media profiles and executing paid social campaigns within Fair Housing guidelines.

Visual Skills: Proficiency in mobile photography/videography and editing tools (e.g., CapCut, Canva, Adobe Creative Suite).

Detail-Oriented: Comfortable working with data and spreadsheets to track marketing metrics.

Communication: Exceptional writing skills with the ability to craft high-converting ad copy and professional corporate updates.

Travel Requirements: Ability and willingness to travel frequently to various Westland properties for content shoots and events; a valid driver’s license and reliable transportation are required.

Property Navigation: Walk and stand for several hours at a time while conducting on-site content shoots. This includes navigating residential apartment communities, commercial spaces, and outdoor common areas.

Climbing: Regularly climb stairs to access various floor levels of residential buildings to capture unit interiors and amenities.

Dexterity: Use hands and fingers to operate a computer, professional camera equipment, and smartphones. High fine-motor coordination is required for capturing steady video footage and performing precise mobile editing.

Lifting: Occasionally lift and/or move items up to 25 pounds, such as camera gear, tripods, lighting equipment, or marketing event supplies.

Vision & Hearing: Possess specific vision abilities including close vision, color vision, and the ability to adjust focus to ensure high-quality visual content. Must be able to hear and communicate clearly during interviews with staff and residents for "Westland Story" content.

Travel: Operate a motor vehicle to travel frequently between the corporate office and various property locations throughout the portfolio.

Work Environment:

Outdoor Exposure: On-site content capture requires working outdoors in various weather conditions. This includes exposure to extreme heat consistent with the climates of Southern California, Southern Nevada, and Texas.

Noise Level: The office environment is typically quiet to moderate. Field environments (property events, pool areas, or high-traffic leasing offices) may have higher noise levels.

Travel Requirements: This position requires frequent local and occasional regional travel. Reliable transportation and a valid driver’s license are essential to perform on-site duties across the Westland portfolio.
