Overview The Director of Real Estate provides strategic and operational leadership over all real estate activities across the healthcare system. This includes oversight of real estate transactions, portfolio management, lease administration, FMV processes, CAM reconciliations, property management operations, and governance structures such as a systemwide Real Estate Committee. The role ensures real estate decisions support system growth, compliance, risk mitigation, and financial stewardship.

Responsibilities

Real Estate Strategy & Portfolio Leadership

Direct and oversee all real estate activities including acquisitions, dispositions, leasing, and site selection.

Develop and maintain a systemwide strategic real estate plan.

Evaluate properties and market conditions to ensure organizational needs are met.

Real Estate Transactions & Negotiations

Lead negotiations for leases, renewals, acquisitions, and restructuring.

Manage FMV assessments for regulatory compliance.

Direct preparation and review of financial modeling.

Lease Administration & Compliance

Oversee systemwide lease administration including CAM reconciliations, rent payments, and TI reimbursements.

Track critical dates, renewals, and compliance elements.

Optimize lease agreements through benchmarking.

Property & Asset Management

Oversee third‑party property managers and internal teams.

Review and approve operational expenses and budgets.

Maintain portfolio performance standards.

Financial Management

Oversee financial statements and real estate accounting functions.

Conduct budgeting, forecasting, and ROI assessments.

Governance & Real Estate Committee Leadership

Lead the System Real Estate Committee and standardize review processes.

Prepare presentations and reports for leadership.

Cross‑Functional Collaboration

Partner with Facilities Planning, Finance, Operations, Legal, Strategy, and Construction.

Coordinate with brokers, landlords, and developers.

Regulatory & Risk Management

Ensure compliance with healthcare real estate regulations.

Review environmental and engineering due diligence.

Data, Systems & Process Optimization

Oversee real estate data systems.

Improve standardization of lease workflows.

Qualifications Education:

Bachelor's degree required in Real Estate, Business, Finance, Management, Business Administration, Accounting, Marketing, or Economics. Master's preferred.

Experience:

7–10+ years in real estate leadership roles.

Certifications: CPA, PMP, LEED, IFMA, BOMA, CPM preferred.

Skills: Negotiation, financial analysis, real estate law, communication.
