This opportunity entails being responsible for involving the comprehensive management and oversight of internal real estate projects, encompassing construction, renovations, and office layouts across various HNTB locations in the United States. The Corporate Real Estate Construction Manager is responsible for the proactive management of project budgets, schedules, contractual obligations, and project communications. The focus is on consistently delivering high-quality work, ensuring projects are completed on time, within budget, and to the satisfaction of internal corporate real estate clients and leadership.
What You'll Do:
Manage new and existing corporate real estate projects of moderate complexity from discovery to delivery, acting as the liaison between HNTB and stakeholders to ensure efficient planning and execution of real estate activities within the firm's portfolio.
Identify advantages and disadvantages of property options, including assessing risk, budget, and schedule to assist in the site selection process.
Review Letter of Intent terms related to construction and build‑out requirements.
Review Work Letter terms, including critical dates, delivery conditions, and construction process, and ensure obligations are met during build‑out.
Develop and maintain master project schedule and master project budget.
Review and interpret construction drawings and specifications and identify discrepancies or conflicts within the documents.
Negotiate and oversee general contractor contracts, bidding process, and cost review. Conduct site inspections and walk‑throughs. Create, track, and oversee the completion of task lists.
Partner with other members of the HNTB Corporate Real Estate Team to communicate with internal customers, collect deliverables, and provide updates.
Perform other duties as assigned.
What You'll Need:
Bachelor's degree in architectural/design, business, real estate, facilities/property management, technical trade/engineering, or related field and 7 years of relevant experience.
In lieu of education, 11 years of relevant experience.
What You'll Bring:
Proven ability to influence others and conduct effective negotiations.
Proven ability to communicate well — verbally and in writing.
Proficiency with Microsoft Office Suite.
Ability to work well with others in a team environment.
Comfortable working with deadlines and budgets.
What We Prefer:
10–12 years of relevant experience.
Working knowledge of the commercial real estate industry with an emphasis on office construction.
Experience in facilities/property management; space/furniture planning and design; construction management; office leasing and lease terminology.
Prior experience in leading projects.
Ability to travel at least 50% of the time to visit sites and office locations.
