Overview
HILLS Properties is seeking a demonstrated leader to join our team as a Property Manager to lead and direct our luxury apartment community, Clocktower West Chester, in West Chester, Ohio. This is a full-time, salaried position with some weekends required.
Responsibilities
Manage daily operations of the community and lead a team renting apartment homes, exhibiting a professional demeanor and solid interpersonal skills; handle emergency and high-pressure situations.
Build and maintain a community of residents through resident relations.
Ensure property is leased at or above market occupancy and rent levels based on owners’ guidelines.
Perform Marketing/Outreach to achieve property goals; ensure all property marketing is current, accurate, relevant and effective.
Assist Regional Manager with the preparation of the annual budget and operate the property within budgeted guidelines.
Schedule all contractors for turnovers and other services; inspect work prior to approval for payment.
Enforce fair and comprehensive rental collection practices as dictated by policy; attend court proceedings for delinquent residents and evictions.
Direct activities of all on-site personnel and maintain a positive working environment.
Ensure renewals are captured at the highest rate possible.
Collect, track and manage all income and delinquency of rent.

Requirements
Minimum two (2) years of property management background with supervisory experience; candidate’s experience should match the needs of the property.
Must be comfortable with community outreach and building relationships with businesses in the area.
Solid communication and organizational skills.
Able to handle emergency and high-pressure situations.
New construction experience preferred.
CAM designation preferred.

$55,000 - $70,000 / year
