Position Overview As a Regional Property Manager, you will own the financial and operational performance of your assigned portfolio. You’ll implement Carbon’s management strategies, train and develop high-performing site teams, drive resident satisfaction, optimize revenue, and achieve budgeted financial results. Training is central to this role—you are the person responsible for raising the bar across your teams every day. You will also be expected to champion AI-driven tools and processes across your portfolio—identifying opportunities to automate workflows, leverage data for faster and better decisions, and model the Growth Mindset that defines our culture.
Primary Relationships
Reports to COO/President of Operations
Coordinates leasing and marketing efforts with the Leasing/Marketing Manager
Supervises all on-site personnel at assigned properties
Partners with Construction Managers and the construction team to prioritize unit turns, communicate what residents are asking for, and relay market insights that drive rents
Tours properties on occasion to provide operational perspective and market intelligence to the acquisitions team
Develops and maintains relationships with suppliers, vendors, contractors, and service providers—rooted in trust and mutual respect (Connection)
Collaborates with peers, other property management personnel, and cross-functional departments including technology and data teams
Engages with industry peers, management companies, owners, trade groups, and proptech vendors to stay ahead of innovation
Revenue, Leasing & Resident Satisfaction
Develop a deep knowledge of each property, the competitive landscape, and the property’s position in the market
Make data-driven pricing recommendations to maximize revenue, leveraging AI-powered revenue management tools where available
Monitor occupancy and leasing status; make recommendations to address changes in market conditions and property performance
Monitor and evaluate the leasing team’s performance through KPIs, AI-assisted lead tracking, and ‘Test Shopping’
Coordinate with the Marketing Director to develop, implement, and continually refine the marketing plan using performance data and AI analytics
Continually look for ways to enhance the resident experience and build lasting relationships (Connection)—every interaction is an opportunity to earn trust
Monitor resident issues and respond with urgency, transparency, and accountability (High Integrity)
Training is a core responsibility of this role. The RPM is expected to be the primary driver of skill development, process adoption, and performance standards across their portfolio teams.
Design and deliver ongoing training programs for site teams—covering leasing, operations, customer service, compliance, and technology adoption
Provide leadership, coaching, and direction to site teams—fostering a Growth Mindset culture where every team member is getting measurably better over time (Kaizen)
Identify skill gaps across your teams and build development plans to close them; track progress and hold people accountable
Set staff schedules and approve time off and overtime
Oversee employee selection, onboarding, and development with a focus on building high-performing, accountable teams
Ensure all supervised employees comply with company policies and procedures
Conduct ongoing performance evaluations—hold the team to a standard of High Integrity and recognize those who embody it
Train and support team members on AI tools and technology adoption—the RPM sets the tone for how the team embraces innovation
Operations
Conduct site inspections of property interiors and exteriors to ensure appearance and condition meet Carbon’s quality standards—we Build to Last
Make recommendations for physical repairs, replacements, and capital improvements that enhance long-term property value
Coordinate with Construction Managers to prioritize unit renovations and turns based on market demand, resident feedback, and what will drive rents—your frontline insight shapes construction priorities
Optimize operational efficiency and work to minimize operating expenses through disciplined resource management and process automation
Oversee capital improvement projects in coordination with engineering, facilities, and construction teams
Supervise contractors and ensure adherence to specifications, both contractual and per Carbon’s operations manual
Ensure observance of safety standards and regulations; evaluate Risk Management issues and make recommendations
Identify opportunities to implement AI and automation in day-to-day operations—from maintenance workflows to resident communications
Review property financials with a disciplined, detail-oriented approach (Discipline)
Create the annual budget and business plan for each property in coordination with your on-site team
Maintain each property within the goals and objectives outlined in the annual budget
Optimize and grow NOI with a long-term perspective—decisions should serve the 10-year hold strategy, not just the current quarter (Build to Last)
Communicate emerging trends, opportunities, and threats to ownership with clarity and candor
Prepare monthly owner letters (variance reports) for each property
Review and approve expenditures in accordance with budget and company policy
Leverage AI-powered analytics and reporting tools to identify trends, forecast performance, and support faster, smarter decision-making
Serve as a champion of Carbon’s AI-first approach within your portfolio—lead by example in adopting and advocating for AI tools
Use data and AI-generated insights to make faster, more informed operational decisions
Drive adoption of property management technology platforms (Yardi and integrated AI tools) across your teams
Bring new ideas to leadership regularly (Growth Mindset)
Collaborate with Carbon’s technology team to test, evaluate, and scale new tools across the portfolio
Administrative & Compliance
Ensure continual compliance with company policies and procedures
Review the website and all leasing forms for accuracy and compliance with company policy and regulations
Interface with outside professionals regarding legal, accounting, insurance, tax, and other matters as appropriate
Ensure property files and records are maintained efficiently and in accordance with company policy
Communicate pertinent information and primary issues with ownership promptly and transparently
Apply sound business judgment and ensure compliance with all applicable government regulations, including Fair Housing, Equal Employment Opportunity, ADA, and OSHA
Travel This position requires regular travel to each property. The Regional Property Manager is expected to visit each property 3–5 times per year, with additional visits as needed. Some travel between markets (Atlanta, Columbus, Macon, Bermingham, and Panama City FL) will be required.

Qualifications
Minimum of five years of on-site, multi-site, and/or direct supervisory property management experience
Willingness to be based in the Atlanta or Birmingham markets
Proficiency with property management software platforms, preferably Yardi
Strong financial acumen—ability to read, interpret, and act on financial statements and property performance data
Comfort with AI tools and technology adoption; experience using AI-powered platforms for leasing, analytics, or operations is a strong plus
Proficiency with the real estate leasing process and market analysis
CPM, ARM, or CAM designation preferred (or equivalent experience)
Bachelor’s degree preferred but not required—we value results and Growth Mindset over credentials
Other Requirements While performing the duties of this job, the employee will need to travel from floor to floor and between buildings in varying outdoor weather conditions. The employee will also be regularly required to remain in a stationary position for extended periods, regularly use hands to operate office machinery and technology, and regularly communicate effectively with others. Occasional lifting may be required.
