About the Role We're growing our student rental portfolio and looking for an enthusiastic, organized, and tech-savvy Assistant Property Manager to join our team. This is a fantastic opportunity for a recent graduate who wants to build a career in property management from the ground up. A significant part of this role is marketing and analytics — you'll be driving how we attract and retain tenants, and using data to inform our strategy. If you love both the creative and analytical sides of marketing, this role is for you.
This role also requires a high degree of maturity and professionalism. Working in student rentals means navigating real-world situations — from late rent conversations to lease violations and difficult tenant interactions. You'll need to handle these moments with confidence, empathy, and composure.
What You'll Do
Lead marketing efforts across digital platforms — listings, social media, campus outreach, and paid ads — to maximize occupancy
Track and analyze leasing and marketing performance data to identify trends and opportunities
Build reports and dashboards to help the team make smarter, data-driven decisions
Support the leasing process from listing to signed lease — including showings, applications, and move-ins
Communicate with tenants regarding lease renewals, questions, and general inquiries
Coordinate maintenance requests and follow up to ensure timely resolution
Use property management software (AppFolio) to track leases, payments, and maintenance tickets
What We're Looking For
Recent graduate (Real Estate, Business or Marketing preferred)
Emotionally mature and professionally confident — comfortable having direct, sometimes difficult conversations with tenants, parents, and guarantors
Able to enforce policies firmly but fairly, without taking things personally
Strong analytical skills — comfortable pulling insights from data and presenting findings
Experience with or enthusiasm for digital marketing, SEO, and social media strategy
Comfortable with technology — property management platforms, CRMs, and Google Workspace
Embraces AI tools and is eager to use them to work smarter — whether that's drafting communications, analyzing data, or streamlining day-to-day tasks
Strong communicator with a friendly, professional manner
Highly organized with great attention to detail
Self-starter who thrives in a fast-paced environment
Interest in or passion for real estate is a big plus
Someone who knows Athens, GA, lives here or can commit to relocation.
