Mortgage Trailing Documents Specialist I
Coordinates the shipping, corrections, and tracking of all trailing documents for the company. Audits all trailing documents per Agency/Investor guidelines. Essential functions (responsibilities) include: Audits all Agency/Investor trailing documents including loan closing recording fees. Coordinates with the document custodian, Investors, and servicers to deliver any correction(s) required to satisfy Agency/Investor guidelines. Communicates with title companies and county records offices to coordinate corrections or obtain missing trailing documents. Reviews Not Yet Purchased loans daily to insure proper storing/shipping for Agency/Investor. Requests checks for, or submits electronically, the recording of Assignments of Mortgage, Affidavits and Loan Modification. Completes corrections on trailing documents for Special Programs loans and Agency/Investor loans. Generates folders and files original trailing documents in fireproof vault for agency loans as required by Fannie Mae and Freddie Mac Agency Guidelines. Generates and prepares shipments of Trailing Documents to the document custodian for Ginnie Mae, Service Released Special Programs, and Service Retained loans. Generates reports for all trailing documents shipping, inputs tracking, and imports into Loan Operating System. Follows up daily on FEMA site to validate if there are presidential declared disasters. Follow Gateway Natural Disaster policy guidelines to keep customer loans in compliance. Reports on Trailing Conditions to be ran daily and follow up with appropriate individuals for outstanding pre-closing or Post-Closing conditions for completion. Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department. Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and GLBA/privacy rules. Performs related responsibilities as required or assigned.
