97,700- 122,200**Position Summary**The Director, Real Estate Development is responsible for the coordination of planning, project management, development finance, underwriting, and related acquisition activities of Atlanta Housing Authority’s (Atlanta Housing’s) Real Estate Group Development Division and will report to the Senior Vice President. Atlanta Housing has expanded its real estate development work in response to

the growing need for affordable housing in the city of Atlanta and will rely on the leadership and experience of the Director, Real Estate Development to oversee a strong, group of development professionals in order to fulfill Atlanta Housing’s real estate development mission, goals and objectives

which align closely with those of the city of Atlanta. Work is varied and requires innovative leadership.

Developments include new construction, adaptive re-use and preservation of existing housing.

All work is approached with a goal to provide high quality, affordable housing while strengthening neighborhoods, promoting residents’ self-sufficiency, supporting active aging, improving the overall quality of life of our participants, and contributing positively to the betterment of the surrounding communities.**Essential Duties and Responsibilities*** Provide real estate development expertise and operational leadership within the Real Estate Group.* Drive the master planning and development of Atlanta Housing-owned land to produce high-quality communities.* Oversee preservation of existing public-private mixed-income, and mixed finance developments in Atlanta Housing’s real estate portfolio when new capital or other significant changes are required.* Take leadership in the development and management of a strategic acquisition and disposition plan in support of Atlanta Housing ’s mission which appropriately leverages Atlanta Housing’s resources and assures maintenance of a large

pipeline.* Oversee and facilitate the preparation and/or analysis of real estate development budgets and projections including the analysis of variances in budget, proformas, and cost projections.* Develop and maintain regular reporting regarding status of development work.* Provide written reports and measuring key performance indicators to the Senior Vice President as well as other leadership.* Educate leadership regarding market findings and their significance as they relate to Atlanta Housing 's comprehensive real estate strategy, goals and objectives.* Engage and establish high‐quality business relationships with key stakeholders, local and regional industry organizations, particularly with staff from city and state agencies, supportive housing advocates, community‐based service providers, and for profit and non‐profit housing developers, with the goal to forge and strengthen partnerships that create innovative housing resources for low income families.**Education and Experience*** Bachelor’s degree in a related field is required.* Master’s degree in business administration, management, real estate, economics, urban planning, public policy or related field is preferred but not required* Demonstrated analytical and project management skills in a large organizational environment with demanding annual housing production goals.* Ability to develop and build staff capacity by providing and encouraging training and mentoring.* A strong interest in helping Atlanta Housing achieve its mission while working to maximize Atlanta Housing’s financial soundness and viability to ensure sustainability.* Self-motivation and comfort in carrying out multifaceted projects in conjunction with routine activities.* Strong judgment, decision-making and analytical reasoning abilities.* Excellent verbal and written communication skills.* Prior experience with HUD regulations, Moving to Work agreements, and/or experience in public housing are strongly preferred.* Other job-relevant certifications, affiliations and memberships are a plus.**Knowledge and Skill Requirements*** Must have a strong knowledge and understanding of the local community and a genuine interest in community building. Understanding and experience working with diverse constituencies in challenged socio-economic communities.* Must be able to demonstrate organizational, analytical and time management skills and display the following aptitudes: communication, problem solving and conflict resolution.* Demonstrate excellent verbal and writing skills for executive communications, presentations, facilitation and project reporting.* Must be able to function in a dynamic environment subject to impromptu changes in schedules and priorities.* Must have the ability to develop and maintain good working relationships and to interact positively and productively with teams across organizational lines, including administrative and executive staff.

Required to give attention to detail and critical thinking skills.* Requires functional proficiency with technology used on-the-job to include Microsoft Office Suite and proprietary software,**Working Conditions**Works in an office environment.

Local travel to community meetings, neighborhood associations and partnership meetings required, which necessitates a valid State of Georgia driver's license and be fully insurable for the purpose of obtaining clearance on company "Authorized Drivers List.” #J-18808-Ljbffr
