LEASING AGENT
Department of Fleet & Facility Management (2FM), Asset Management. Position: 1. Starting Salary: $68,616; Grade B‑13.

This position is open to the public and all current city employees covered under the City’s Collective Bargaining Agreement with AMERICAN FEDERATION OF STATE, COUNTY, AND MUNICIPAL EMPLOYEES (AFSCME) – BARGAINING UNIT 1, 3, 4 & 5. Only employees in City job titles in this bargaining unit are eligible to bid.

Job Summary Under general supervision, negotiates and prepares rental agreements between the City and lessors or tenants for the Department of Fleet and Facility Management (2FM) and performs related duties as required.
ESSENTIAL DUTIES
Meet with user departments and private property owners to discuss space and usage needs.
Request property appraisals from independent appraisers to determine the fair value of proposed lease space.
Prepare intended use and appraisal reports for inclusion in lease proposals.
Negotiate lease rates and terms with property owners based on appraisal findings.
Request and review economic disclosure affidavits from private lessors to identify ownership and avoid conflict of interest problems.
Submit lessor information to City departments to identify their indebtedness obligations to the City.
Prepare lease agreements for review and approval by user department, the Law Department, and private lessors.
Negotiate lease rates and terms with tenants of City property.
Prepare lease packages and City ordinance documents for review and approval by the department’s Real Estate Committee and the City Council.
Prepare summary reports on the status of lease negotiations.
Monitor and track lessors’ property insurance agreements to ensure uninterrupted coverage during the terms of lease agreements.
Respond to inquiries from user departments, lessors, and tenants regarding leased property issues.
Maintain and update lease agreement files.
Track the status of property appraisals and maintain records of findings.
Additional duties may be required for this position.
LOCATION 2 North LaSalle
HOURS 8:30 am - 4:30 pm, Monday – Friday
MINIMUM QUALIFICATIONS
Graduation from an accredited college or university with an Associate’s Degree or 60 hours of college credit in Business Administration, Real Estate Management, or a directly related field, plus one (1) year of experience in real estate management or contract preparation; OR
Three (3) years of work experience in real estate management or contract preparation.

SELECTION REQUIREMENTS This position requires an applicant to successfully complete an interview which will include a writing exercise. The interviewed candidate(s) possessing the qualifications best suited to fulfill the responsibilities of the position, based on the writing exercise and oral interview, will be selected.
