Role Overview Leumas Residential is seeking a dependable and experienced Property Manager to lead the day-to-day operations of a residential community under the direction of the Property Management Analyst. This role plays a key part in ensuring operational excellence, financial performance, regulatory compliance, and high resident satisfaction. The ideal candidate is organized, responsive, solution-oriented, and comfortable balancing leadership, leasing, financial management, and maintenance oversight responsibilities.

Key Responsibilities

During initial asset takeover periods, coordinate vendor transitions, confirm invoice routing, update rent rolls and delinquency reports, assess emergency or adverse property conditions, and ensure all units receive documented inspections.

Analyze competitive rental market conditions, verify life‑safety compliance such as smoke detectors and locking systems, and confirm accessibility standards per Section 504 requirements.

Supervise on‑site staff: recruit, hire, train, evaluate performance, conduct regular team meetings, prepare payroll, coach employees, address performance concerns, and foster a professional team culture.

Support advertising initiatives, monitor occupancy trends and market conditions, review and approve rental applications, oversee leasing performance metrics, maintain a 50 % deposit‑to‑show ratio, review lease renewals, recommend rental increases aligned with budget objectives, and implement resident retention strategies.

Ensure service requests are addressed within 48 hours, respond to resident communications within 24 hours, conduct weekly property inspections, coordinate contractors with appropriate approvals, verify make‑ready units meet company standards, and identify capital improvement needs and recommend property upgrades to ownership.

Handle financial responsibilities: scan and submit invoices within 24 hours, deposit checks daily, review rent rolls for accuracy, monitor accounts receivable, pursue collections when necessary, process security deposit transmittals on time, maintain bad debt tracking reports, coordinate with attorneys regarding evictions, approve invoices up to $500, and assist with annual budget preparation.

Maintain complete tenant files, ensure security deposit reconciliation, process Section 8 recertifications in a timely manner, and uphold all HUD, Fair Housing, and state landlord‑tenant regulations.

Qualifications

High school diploma or equivalent; college coursework preferred.

At least two years of residential or commercial property management experience.

Strong leadership, organizational, communication, and computer skills.

Experience using property management or accounting software.

Reliable vehicle, valid driver’s license, proof of liability insurance, and bondable status.

Ability to commute to or relocate to Richmond, Virginia 23221 prior to starting work.
