The Associate will work on the Capital Markets team, partnering with Investments, Fund Management, Portfolio Management, Operations, and Finance on a broad spectrum of financing activity, including property-level single-asset and portfolio financing and fund-level financing facilities, loan on loan financings and repo facilities, managing and growing lending relationships, designing and executing rate hedging strategies, and optimizing associated internal processes across NNN, Digital Infrastructure and Real Estate Credit.
Responsibilities
Structuring, marketing, negotiating and closing financing transactions, domestically and abroad
Synthesizing financing quotes and providing recommendations to senior leadership
Clearly and effectively communicating updates on financing activities and strategies to internal constituents
Managing multiple projects to ensure all parties are working towards established timelines
Building financial models to evaluate financing impact to returns
Actively managing loans, managing maturities, and preparing materials for other loan milestones
Coordinating due diligence and KYC with internal teams and external partners
Overseeing the calculation and reporting of financing-related quantitative and qualitative covenants
Supporting investor relations by responding to investor due diligence questions
Maintaining a financing assumption matrix for the investments team
Preparing deal teasers and soliciting market feedback
Developing new lender and broker relationships
Assisting with ad‑hoc projects relating to fundraising and new growth initiatives
Requirements
3 - 6 years of experience in real estate, investment banking, brokerage, or a related field
Bachelor’s degree in business, finance, real estate, or related discipline
Ability to multi-task and work in a dynamic, collaborative environment
Highly motivated and highly organized self‑starter
Meticulous attention to detail and high standards for accuracy, timeliness, and precision
Ability to learn quickly and solve problems creatively
Strong work ethic with a desire to keep learning in areas outside of their comfort zone
Proficiency in Excel and data visualization skills in PowerPoint
It is expected that the base annual salary range for this New York City-based non‑exempt position will $150,000. Actual salaries may vary based on factors, such as skill, experience, and qualification for the role. Employees may be eligible for a discretionary bonus, based on factors such as individual and team performance.
