Position Summary On-site coordination for tenant improvement construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget.
Key Responsibilities On-site supervision of subcontractors to ensure quality and compliance with contracted scope of work. Identify conflicts in construction progress and communicate them to project team for resolution. Work with landlord representatives, including operating engineers, to coordinate work scheduling and access requirements. Interpret plans and specs to coordinate layout with subcontractors. Coordinate required inspections with local jurisdictions. Identify and notify management of subcontractor non-compliance with safety, health, and environmental quality standards. Maintain a safe work environment at all times and take corrective measure immediately when hazards are identified. Ensure subcontractor has corrected all deficiencies identified by project team. Ensure that the job site is always kept in a clean and organized manner. Perform job progress and completion punch list identification and completion.
Experience/Education/Qualifications Prefer at least five years of experience for the Superintendent position and at least two years for Assistant Superintendent - or equivalent position with a commercial general contractor, in addition to: Ability to read and thoroughly understand architectural and engineered plans, details, and specifications. Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements. Full understanding of building codes, OSHA requirements, injury and illness prevention plans, subcontracts, project schedules, submittals, RFIs and similar documents is a must. Working knowledge of Microsoft Outlook, Excel, Word, and Adobe required. Experience with MS Project, Procore and similar project management software preferred. xsgimln OSHA-30, first aid, and CPR certifications preferred.
Compensation: $30-$50/hour, based on qualifications and experience
