We are seeking a proactive and customer-focused

Warranty Manager

to join our

SimplyDwell Homes

team in Sarasota.

In this role, you will oversee the day-to-day operations of the warranty department, ensuring homeowners receive timely, high-quality service. Working closely with the Area Construction Manager, you will also help develop and implement continuous improvement initiatives across the division while building strong relationships with homeowners and trade partners to support an exceptional homeowner experience.

Directly supervises the Warranty Service Department and is responsible for department-level oversight Provides a high level of escalation to unresolved customer issues Assists in the preparation of departmental budgets Interfaces with all other departments Monitors customer satisfaction levels and sends out updates Identifies and evaluates opportunities to resolve Quality Control issues Conduct QA inspections and QA sign-off according to scheduled timelines Ensure future homes are maintained and ready for showing Identifies recurring items with Warranty or QA. Presents and resolves with the team Oversee and ensure that after-hours emergency calls are triaged and addressed accordingly Provides support for all Neal office facilities Participates in hiring, performance management, and separation decisions for warranty personnel within the assigned span of control Complete any other task assigned by management The above statements are intended to describe the general nature and level of work being performed. WHAT YOU BRING:

Bachelor's Degree in Construction Management or equivalent experience 5-7+ years in homebuilding, construction management, or warranty/service roles Strong knowledge of warranty policies, procedures, and best practices in the residential construction industry Strong leadership and management abilities, with the ability to engage effectively with warranty team members Proficiency in addressing escalated matters, including legal claims, is required Strong communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams Detail-oriented with the ability to prioritize and manage multiple tasks simultaneously Understanding of homebuilding construction processes end-to-end, performance metrics, and financial impact Lean/Continuous Improvement experience PHYSICAL REQUIREMENTS:

Must be able to perform the essential functions of the position, with or without reasonable accommodation. The ability to lift, carry, push and pull 20/60/100 pounds The ability to move safely over uneven terrain The ability to bend, squat, climb stairs and lift frequently Continuous walking, standing and moving about Repetitive movement of hands, arms and legs Constantly works in outdoor weather conditions Finger dexterity may be required to operate a computer keyboard and calculator
