Regional Director, Tenant Coordination

What we offer

The Regional Director of Tenant Coordination, reporting to the Vice President of Tenant Coordination, serves as both a leader and active contributor in a player-coach model . Acting as the landlord’s representative, this role partners closely with tenants, leasing, and mall management to ensure stores open on time and in alignment with company standards.

The Regional Director independently manages the day-to-day tenant coordination operations of a designated asset while also mentoring and supporting Senior Project Managers across a broader market-based portfolio. This dual focus drives accountability for timely store openings, fosters strong tenant and cross-functional relationships, and ensures consistent execution of processes across multiple properties.

This individual combines direct ownership of their own projects with the flexibility to reallocate resources and the expertise to guide senior-level project managers, helping them navigate challenges, resolve issues, and deliver results efficiently.

Responsibilities

Player Role (Direct Asset Oversight):

  • Manage the tenant coordination function for a designated shopping center, from design review through store opening.
  • Provide direction to tenant, tenant’s architect and engineer and tenant’s contractors, including design, project management, scheduling and coordination.
  • Oversee construction schedules, milestone tracking, and coordination with leasing, operations, design, and legal teams.
  • Act as the primary point of contact for tenants, ensuring timely communication and resolution of design or construction issues.
  • Communicate and negotiate with local jurisdictions regarding tenant permit submissions, procedures and planning.
  • Communicate, negotiate and develop a scope of work for professional consultants, vendors and general contractors.
  • Provide follow-up and guidance in the maintenance of Lease Plans in partnership with RPM.
  • Collaborate with Shopping Center Management to determine existing conditions. Verify and clarify existing onsite conditions or information necessary to expedite tenant’s design and construction process.
  • Review base building design and construction documents for Tenant related utilities.
  • Partner with RDM on design challenges and the tenant SOW.
  • Inspect and ensure drawings are accurate (A2’s, Lease Plans, and Development Plans).
  • Conduct field inspections and meetings with Tenants and Base Building Contractors.
  • Maintain regular and reliable in-person attendance.

Coach Role (Market Support & Leadership):

  • Provide guidance, coaching, and mentoring to Senior Project Managers within your assigned market.
  • Support project managers in overcoming obstacles, answering technical and process-related questions, and aligning best practices.
  • Reallocate resources as needed to balance workloads across centers and ensure deadlines are met.
  • Foster consistency, accountability, and knowledge sharing across the team.
  • Serve as a trusted advisor to market leadership on tenant coordination execution, risks, and resource needs.
  • Drive team performance to meet KPIS across your assigned market and hold your team accountable to those deliverables.
  • Escalate challenges or concerns expeditiously to all stakeholders.
  • Ensures prompt, reliable, and solution-oriented responses to inquiries from internal and external stakeholders.
  • Foster continuous collaboration with the Manager, Tenant Coordination to inform and strengthen policy and procedure development.
  • Preserve and leverage institutional knowledge while cultivating talent pipelines for future leadership.

Preferred Qualifications

  • Bachelor’s degree in construction management, Architecture, Engineering, or related field; advanced degree a plus.
  • 10+ years of experience in tenant coordination, construction management, or retail development, with at least 5 years in a senior leadership or multi-asset role.
  • Strong background managing both national tenants and small shop/restaurant operators , with an ability to balance multiple stakeholders.
  • Demonstrated success leading and mentoring project managers in a high-volume, deadline-driven environment.
  • Deep knowledge of retail design standards, construction processes, lease agreements, and tenant fit-out requirements.
  • Experience in computer aided design programs and PC programs. (AutoCAD, Bluebeam, Procore, Word, and Excel).
  • Strong technical skills in reviewing and interpreting Mechanical, Electrical, Plumbing, and Systems (MEPS).
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to manage complex workloads while maintaining a balance between hands-on project ownership and team leadership.

Compensation

Exempt

$140,000 - $180,000 per year + Discretionary Annual Bonus
