What The Job Is
Based out of our Lisle, IL office, the Superintendent II will supervise construction jobsites, provide leadership to field staff, and ensure successful completion of all trade work and adherence to safety standards. The Superintendent II will work closely with the Project Manager to ensure timely and quality completion of the project. This is a mid-level role that requires minimal training.
What You Will Be Doing
Review working drawings including architectural, structural, mechanical, civil, electrical and landscaping plans with respect to details, buildability, alternative methods, conflicts, and dimensions
Review any project requirements from the client
Review project manuals, safety, traffic control, meetings, documentation, security, etc.
Participate in estimating / operations turnover discussions if feasible
Review project with and above with PM
Initial site walk with PM
Review Building Specification to confirm material, subcontractor, and equipment criteria and identify potential conflicts
Review SOWs with PM before PM issues contract
Produce three-week forecasts and weekly progress documents; ensure photos are taken for the project weekly
Review three-week schedule with PM
Provide weekly owner / client updates
Maintain Procore documentation daily
Maintain daily journal and daily photos
Document minutes, issues, delays, and RFIs
Initiation and tracking of project activities
Relationships
Develop and maintain professional relationships
Conduct yourself in a positive, professional manner
Wear appropriate attire
Maintain a positive relationship with the client, focusing on identifying the critical path to meet the owner’s schedule
Attend OAC on site or via call
Engage with architect, vendors, and city officials
Subcontractor Management
Oversee an orderly system for maintaining project plans, communication, correspondence and subcontracts
Set weekly on-site coordination / foreman meetings
Document discussions from meetings
Daily review of scopes and troubleshooting with subcontractors
Ensure job site cleanliness and enforce responsibilities
Document manpower and manage deficiencies, competency, and effectiveness
Set daily expectations and confirm completion
Oversee quality and manage inspections
Maintain job site safety and enforce safety programs (OSHA standards)
Conduct periodic project inspections with owner concerns in mind
Monitor labor productivity and report deviations from budgets
Review project documents to determine material quantities and monitor deviations from budgets
Coordinate and implement the project quality assurance program
Review approved shop drawings and construction documents to coordinate disciplines
Review punch lists and oversee completion to receive a certificate of occupancy
Maintain and manage the jobsite including trailer, signage, material staging, vehicle access, and temporary utility access
What You Should Know
Knowledge of job building sequence and scheduling
Strong computer skills; proficient in Microsoft Office and Microsoft Project
Ability to report using Procore or similar system
Ability to coordinate all construction services and activities
Relationship development with clients, facility owners, vendors, architects, engineers, designers, subcontractors, and corporate personnel
Knowledge of all aspects of construction (technology, equipment, methods, etc.)
Knowledge of the local market preferred
Knowledge of ground-up and TI work
What You Are Bringing
5+ years of experience in construction, preferably in commercial and restaurant projects
Design/build experience preferred; college education a plus
Strong leadership/management skills with a track record of delivering on schedule
Ability to identify, investigate and propose alternatives for project problems
Effective communication, both oral and written, and ability to foster solid client relationships
Proficient with project software (Procore, CMiC or equivalent preferred)
Computer literacy including internet, word processing, spreadsheets, presentations, and email
Job Type : Full-time
Pay : Commensurate on experience with an Incentive Hire-On Bonus paid after the first 90 days
