Job Description Summary Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.
Job Description Essential Responsibilities:
Ensures achievement of the community’s revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day-to-day sales and leasing activities.
Stays informed about current market and competitor conditions that may impact occupancy and sales results; develops and implements short- and long-term marketing plans and goals to sustain occupancy; implements pricing strategies, concessions, leasing incentives, and advertising to boost traffic and leases.
Develops print and internet advertising strategies; uses available technology to promote the community and communicate with potential prospects; uses property management software to generate sales and leasing reports to monitor results.
Works with the maintenance team to ensure the physical aspects of the community meet company standards for appearance and safety; develops activities and programs to enhance salability by inspecting “ready” units and using merchandising techniques to promote the apartments and community to prospects.
Participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with policies and procedures.
Reviews and analyzes financial and operational reports to identify and resolve issues impacting leasing performance; supports solution strategies with internal resources; presents marketing and leasing results to clients, owners, and other managers.
Oversees the lease renewal program, including sponsoring renewal activities, managing communications, and assisting with resident move-outs as necessary.
Responds promptly to resident and client/owner concerns and questions, and takes action to solve problems or document requests for appropriate follow-up.
Supervises the leasing team by interviewing, hiring, orienting, training, and managing performance in line with company policies and values.
Required Licenses or Certifications
Incumbents must have all licenses and/or certifications as required by state and local jurisdictions.
Incumbents must have a valid driver’s license to drive a golf cart on property.
Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, meetings, or other necessary activities.
Work a flexible schedule, including the possibility of being on-call during evenings, weekends, and holidays.
Additional Compensation Many factors influence pay within the posted range, including business requirements, prior experience, current skills, and location.
Corporate Positions: Potential eligibility for quarterly or annual bonuses based on individual and company performance.
Onsite Property Positions: Potential eligibility for weekly, monthly, and/or quarterly bonus programs.
