Position Summary Aeon is looking for an experienced Property Manager to lead daily operations at Blooming Meadows South, a 306-unit affordable housing community in Bloomington, MN. The Senior Property Manager is responsible for ensuring the property runs smoothly. This includes supporting staff, managing finances, maintaining the building, and ensuring compliance with affordable housing requirements. This role also aims to create a welcoming and respectful environment for residents and guests. The Senior Property Manager reports to the Portfolio Director. Key Responsibilities
Team Leadership & Support Support the training, development, and effectiveness of on-site staff through ongoing training, mentoring, and timely handling of performance matters. Perform timely and informative annual reviews for each direct report. Encourage staff growth by offering opportunities to attend seminars and classes and participate in growth opportunities. Use delegation skills to effectively manage time. Train and verify training of direct reports while ensuring adherence to Aeon's policies and procedures. Act as a mentor for less experienced Property Managers and Assistant Property Managers. Partner with Aeon's Talent Acquisition team to ensure effective and equitable recruitment and hiring to build an on-site team that can deliver on Aeon's promises to residents and the community. Financial Management Support the development of annual operating budgets for assigned properties. Create monthly financial variance reports. Support annual capital expenditure projections to protect and maximize assets. Monitor and collect property receivables. Control expenses and optimize property profitability by managing to the annual budget. Physical Asset Maintenance and Supervision of Contractors Oversee maintenance and upkeep of the physical asset by guiding the maintenance and cleaning team. Monitor and ensure timely and accurate completion of resident and common area work orders. Inspect property and address hazardous or potential liability situations. Continually monitor vendor invoices and performance. Inspect apartment turnovers to verify units are ready for occupancy. Prepare and monitor quality inspections including REAC, Section 8, and MPHA. Leasing & Marketing Meet property occupancy goals as set by the budget/organization. Collaborate with Marketing Department and marketing/advertising service providers. Lead the full leasing process including managing the waitlist (where applicable), showings, applications, and move-in tasks. Maintain resident retention through lease renewals and recertifications. Affordable Housing Compliance Meet with Aeon residents and complete housing eligibility certifications, following all steps in the affordable housing compliance process with accuracy and timeliness. Prepare for and successfully execute property inspections with monitoring agencies. Assist the Compliance team by providing information and documents to keep the property in compliance with funding/oversight agencies. Customer Service & Relationship-Building Ensure Aeon’s residents and guests are served in a positive, welcoming environment. Work with Aeon team members and outside parties to support housing stability for residents. Lead customer service strategies in a culturally responsive manner, considering differing needs of residents, staff, vendors, and community members. Administrative Management Ensure quality employee selection, training, performance, and compliance with policies and procedures. Maintain property files and records per regulatory requirements and Aeon policies. Skills & Qualifications
At least 3+ years of multi-site multifamily experience with a track record of teamwork and performance improvement across multiple properties. Tax Credit and/or Section 8 experience is a plus. Proven ability to manage about 200 units and lead and develop teams of at least 3 staff members. Strong financial analysis, property budgeting, and reforecasting skills with attention to detail. Experience working with individuals affected by mental health, substance use, poverty, and trauma is a plus. Demonstrated leadership and community-building abilities with staff, residents, and community members. Interpersonal communication that is culturally responsive and inclusive of differing needs and expectations. Resourceful problem solver with good judgment, ability to prioritize, and commitment to Aeon’s mission. Strong work ethic and reliability, with the ability to manage a wide workload in a fast-paced environment. Commitment to learning and participating in Aeon’s diversity, equity, and inclusion efforts. Valid driver’s license, reliable vehicle, and vehicle insurance required. Physical requirements: ability to lift up to 10 lbs; ability to reach above/below shoulder height; ability to sit and stand for extended periods; ability to conduct property tours and inspections; ability to file documents and enter data; ability to work in varying external weather conditions. Compensation, Hours & Location
This position offers a pay range of $70,000–$75,000 per year, with a comprehensive benefits package including medical, dental, vision, life insurance, disability, retirement plan, generous paid time off, and an employee assistance program. The role is full-time, Monday–Friday, 8:30am–5:00pm, with flexibility for resident events and other property-related responsibilities. It is an in-person role based at assigned properties, with occasional work at Aeon’s Central Office, training facilities, or other properties as needed. The position participates in Aeon’s property management on-call rotation (typically one week every 5–6 weeks). On-call duties require timely management decisions in emergencies.
