Role Summary Under direction of SVP, Leasing, and working closely with various departments including but not limited to Legal, Operations, Construction & Development, Ancillary Income, Asset Management to negotiate and execute retail leases in assigned portfolio. Primary focus will be lease renewal deals with existing tenants and support of the portfolio in San Diego and Southern California.
This role reports to the SVP, Leasing and is based in the office, 5 days a week.
Essential Job Functions
Support retail leasing strategy across a portfolio of open-air retail and mixed-use properties, focusing on driving occupancy and long-term asset performance
Source, identify, and qualify prospective tenants ranging from national retailers to local and emerging brands to support a curated tenant mix
Assist in negotiating and executing lease transactions, including letters of intent, new leases, renewals, and amendments
Maintain leasing pipeline, CRM systems, and reporting tools to track deal flow, activity, and forecasting
Conduct market research, tenant mix analysis, and competitive benchmarking to inform merchandising strategy and leasing decisions
Partner with leasing, asset management, development, and property management teams to align leasing efforts with overall property performance goals
Coordinate property tours, broker outreach, and tenant presentations to drive leasing activity and exposure
Prepare leasing packages, site plans, financial analyses, and internal approval materials for proposed transactions
Review tenant financials, concepts, and business plans to support underwriting and deal evaluation
Support leasing-related processes, including document coordination, execution, and compliance with lease terms
Track key performance metrics such as occupancy, rental rates, and tenant sales performance to support portfolio optimization
Build and maintain relationships with brokers, tenants, and internal stakeholders to foster long-term partnerships
Contribute to the creation of community-focused retail environments through a curated mix of retail, dining, and experiential tenants
Support tenants from initial outreach through lease execution and store opening in a partnership-driven leasing approach
Collaborate on marketing efforts, leasing collateral, and promotional initiatives to enhance tenant visibility and center performance
Monitor industry trends, retailer expansion plans, and consumer behavior to identify new leasing opportunities
Participate in industry networking, and community engagement efforts to support leasing pipeline growth
Qualifications and Technical Competencies
Bachelor’s degree in business, real estate, finance, or a related field preferred
2-4 years of experience in commercial real estate, leasing, brokerage, or property management
Understanding of
retail
lease structures, including triple net (NNN) leases, CAM, and rent components preferred
Strong financial and analytical skills, including proficiency in Excel and financial modeling basicsExcellent written and verbal communication skills with a focus on relationship building
Strong organizational skills with the ability to manage multiple deals and deadlines simultaneously
Detail-oriented with the ability to review and interpret lease documents and financial information
Self-motivated and team-oriented, with the ability to work in a fast-paced, collaborative environment
Salesforce experience preferred but training is available
Available for automobile and airline travel 25-50% of the time, including overnight stays.

Base Salary Range:
$95,000-$125,000. This represents the presently-anticipated low and high end of the Company’s base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
