Overview The Property Manager administers and maintains all phases of community operations. Key responsibilities include personnel management, community maintenance, market monitoring, budget control, advertising, and resident relations. The role resolves resident issues and coordinates with AVM Corporate Office for necessary approvals.

Essential Functions

Hire, train, evaluate, and supervise all on‑site employees.

Coach and counsel staff.

Conduct performance reviews.

Handle disciplinary action, including terminations, counseling summaries, and communication to Human Resources, Senior Manager (if applicable) and President.

Lead staff meetings on a regular basis and attend management meetings when scheduled.

Develop a team atmosphere that effectively promotes the quality and professionalism of Arbour Valley Management.

Support overall marketing efforts and provide input on promotions and advertising.

Monitor property market conditions to anticipate changes or trends that could impact profitability.

Monitor closing ratios of leasing associates to ensure requirements are met and recommend additional training as necessary.

Ensure staff implements residential retention strategies.

Ensure completion of daily tasks assigned to staff.

Ensure compliance with Arbour Valley policies and procedures as well as external government regulations (Fair Housing, Section 504, environmental and safety laws). Confirm units are rented to qualified residents.

Maintain an up‑to‑date tickler system to track re‑certifications and renewals.

Ensure the resident file system complies with Property/HUD policy, keeping leases, applications, qualifications, and other required documents orderly and current.

Understand state landlord‑tenant laws.

Follow the community operating budget guidelines.

Approve payment of all invoices and ensure payables are sent to Birmingham promptly.

Monitor employee time and attendance, approve time sheets, and report to Birmingham in a timely manner.

Monitor maintenance activities to ensure resident requests and preventive maintenance meet Arbour Valley standards.

Recommend capital improvements to Senior Management.

Maintain open and clear communication with staff members.

Strive to meet or exceed resident satisfaction goals.

Oversee creation and editing of the Property Newsletter.

Become active in the local business community and local Apartment Associations.

Attend and participate in training programs as requested; ensure all on‑site staff completes required courses promptly.

Attend and monitor required resident functions and social activities.

Represent Arbour Valley in a professional manner at all times and maintain a courteous attitude toward residents, subordinates, co‑workers, and the public.

Perform other duties as assigned.

Other Requirements

Ensure staff and the Manager wear appropriate professional attire.

Interpret, evaluate, and communicate detailed written or verbal instructions accurately and quickly, including answering phones, attending meetings, and writing correspondence.

Organize office systems, including lifting, pushing, pulling, or carrying up to 15 pounds as needed.

Maintain a valid driver’s license and a reliable vehicle; provide proof of liability insurance.

Successfully complete pre‑employment screening and pass drug tests.

Be present at the property during regular work hours; notify Senior Management of any days off, including vacation or sick leave.

Remains on call 24 hours a day for emergencies after regular work hours.
