Senior Manager Property Tax
We are seeking a Senior Manager Property Tax to join American Tower's Finance organization's U.S. Property Tax team. The team is responsible for all matters related to property tax for assets in the U.S. and Canada. Day to day you will ensure that tax compliance requirements are met while also developing and implementing effective tax planning and industry-related strategies. As a Senior Manager, you will partner cross-functionally to forecast property tax liabilities and expenses and prepare related reports relied upon by internal stakeholders, as well as oversee property tax reimbursement initiatives. What You Can Offer Us
Oversee the Property Tax Team by providing the direction and guidance needed to properly prepare and file tax returns. Establish and monitor effective quality control of and review over the compliance and landlord reimbursement processes. Identify opportunities for efficiencies and reduction of risks. Select and collaborate with third-party partners providing specialized technical services and advice, including but not limited to valuations, appeals, litigation, legislation, and advice; negotiate and review third-party contracts and contingency fee arrangements. Review contracts and provide expert advice about interpreting and drafting property tax-related terms and risks. Provide to both the Property Tax Team and other internal groups and stakeholders technical property tax advice and guidance. Analyze the value of assets within the U.S. portfolio using either valuation, cost less depreciation, income, or market value approach; review and negotiate in all states asset values with state Departments of Revenue and local jurisdictions. Manage appeals in all states, review current assessments, and compare them to the appropriate valuation approach. Strategize how to best position appeals and whether to use internal or external resources, track appeals throughout the process, and intervene to adjust course when necessary, Direct external law and consulting firms to make appeals and negotiate values based on several valuation approaches. Provide analyses and documentation supporting reduced values. Bring thought leadership to the company, jurisdictions, industry discussions, and/or other groups to further both the determination of appropriate assessments and efficiency of property tax processes. Manage jurisdictional audits and proactively communicate anticipated impacts cross-functionally within the business. Manage interactions and negotiations with sublessors to interpret overarching agreements, establish and/or execute procedures needed to determine the appropriate tax liability and negotiate areas of dispute, and proactively determine opportunities for property tax reviews. Manage interactions with landlords and ensure processes are established to negotiate and settle both their reimbursement claims and the recovery of property tax costs through tenant reimbursements. Remain current on new laws and/or regulations and changes to existing laws and regulations that may impact the Company's property tax obligations; proactively monitor the property tax landscape and provide subject matter guidance and leadership to industry associations, jurisdictions, and internal stakeholders. Review transactional and acquisition details to provide guidance and complete filing requirements for applicable transfer taxes. As Senior Manager Property Tax you are responsible for the performance management, and career development of the Team. Other duties as assigned. What You Need To Succeed
Bachelor's degree required, with a concentration in Accounting or Business Administration preferred. CPA, CMI, or other similar designations preferred. Minimum 8 years of property tax experience in a similar or asset-based property tax environment required. Experience leading the formation and execution of property tax strategies and compliance for an asset portfolio of similar size and complexity. Experience successfully negotiating property tax outcomes across multi-state jurisdictions required. Experience reporting on and communicating and advising executive management about property tax matters required. Approximately 15%20% travel may be required to support the position's responsibilities. Strong organization, planning, and project management skills; ability to prioritize tasks for yourself and a team to meet requirements and deadlines. Ability to work with different functional groups and levels of employees to effectively and professionally achieve results. Strong leadership skills; ability to drive and motivate a team to achieve results.
