Company Overview SEP Capital is a Florida-based private credit firm focused on originating and servicing short-term real estate bridge loans. We are seeking a Director of Operations to lead the firm’s operational strategy and infrastructure as we scale.

Key Mandate of the Role The Director of Operations will serve as the operational leader of the firm and execution partner to the Founder. This is a build-stage leadership role responsible for designing and directly implementing the firm’s operational systems before scaling them through structure and team development.

Value Build the operational infrastructure that governs the full loan lifecycle so the platform can scale without execution drift.

Impact Strengthen credit discipline, improve execution speed across the loan lifecycle, enhance documentation integrity, and create visibility into portfolio performance and risk exposure.

Purpose Reduce founder dependency by replacing informal decision making with defined authority, documented processes, and measurable accountability.

Core Responsibilities Own operational execution across the loan lifecycle including underwriting coordination, loan processing, closings, servicing, and investor operations Design and implement scalable operational systems, workflows, and standard operating procedures Establish and enforce execution standards, operational controls, and documentation integrity Lead operational personnel and create clear accountability structures across the operations function Implement reporting frameworks that provide visibility into operational performance, portfolio exposure, and execution quality Identify and resolve operational bottlenecks, process weaknesses, and structural risks before they impact execution

Qualifications 7+ years of experience in private lending, private credit, mortgage banking, banking, commercial lending, asset-based lending, private equity or similarly complex financial services environments. 7+ years of progressive operations leadership experience, including system design, team oversight, and execution accountability Demonstrated experience building, restructuring, or scaling operational infrastructure within a growing organization Strong independent judgment and operational risk assessment capabilities Bachelor’s degree required; MBA, MS in Finance, or comparable graduate-level business education strongly preferred (equivalent senior-level operating experience will be considered)

Preferred Experience Experience operating in a founder-led or growth-stage environment Experience supporting or operating within a fund structure Familiarity with bridge lending or short-term real estate credit

Compensation Base Salary: $150,000 Annual performance bonus opportunity of up to $50,000, based on measurable operational and growth objectives Opportunity for expanded operational leadership as the firm scales

Work Environment This is an in-office leadership role based in Tampa during the build phase of the company’s operational infrastructure. Close collaboration with leadership and the operations team is essential as systems are established and authority is fully transitioned.

As operational structure matures and performance benchmarks are consistently met, flexibility may increase consistent with leadership expectations and business needs.
