JOB DESCRIPTION SUMMARY This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. The manager coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of regional real‑estate market trends.

KEY RESPONSIBILITIES

Ensures that the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans.

Collaborates with community managers to ensure portfolio and community goals are met.

Works with regional support services leaders to improve asset and team performance.

Owns and implements local and national operational initiatives, championing change and ensuring adoption of revised protocols.

Oversees and manages budgets, ensuring financial targets are met or exceeded.

Prepares and presents regular reports on property performance, financial metrics, and market trends to ownership and senior management.

Fosters positive relationships with tenants and addresses concerns promptly.

Implements tenant retention programs to minimize turnover and vacancy rates.

Collaborates with leasing teams to develop effective marketing strategies.

Ensures optimal occupancy rates through targeted leasing efforts.

Oversees maintenance programs to ensure properties are well‑maintained and compliant with regulations.

Ensures the appearance and physical aspects of properties meet company and owner standards through routine site and safety inspections, and communicates capital needs.

Implements preventative maintenance plans to extend asset life.

Stays current with local, state, and federal regulations affecting property management.

Ensures properties comply with all relevant codes, laws, and regulations.

Identifies and mitigates potential risks related to property management and ensures appropriate insurance coverage.

Conducts market research and analysis to identify opportunities for property improvement and stay ahead of market trends.

BASIC KNOWLEDGE & QUALIFICATIONS

Bachelor’s or Master’s degree in Business, Real Estate, or related field preferred.

Proven leadership experience managing diverse properties.

Proficiency in property management software (preferably Yardi or Real Page) and standard office applications.

Strong financial acumen and analytical skills.

Excellent communication and team management skills.

In‑depth knowledge of real‑estate laws, regulations, and market trends.

Ability to create and manage stakeholder relationships.

Minimum 3 years of relevant experience.

SPECIALIZED SKILLS

Real‑estate license required in specific markets; otherwise preferred.

Industry certifications (e.g., CPM, CAPS, CAM) preferred.

Compensation The salary range for this position is $125,000 – $135,000. Compensation within the posted range is based on business requirements, experience, current skills, and geographic location.

Additional Compensation

Corporate positions: Eligible for quarterly or annual bonus program based on individual and company performance.

On‑site property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
