Job Description Summary Hudson West and Livingston Apartments has an immediate opening for an experienced Leasing Manager. The Leasing Manager plays a critical role in ensuring customer service excellence and exceeding expectations.
Key Responsibilities

Ensures achievement of community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on‑site traffic, and monitoring day‑to‑day leasing activities.
Oversee the on‑site leasing team.
Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, preparing lease documentation, and completing move‑in procedures.
Review and analyze financial, shop, closing ratio, and other operational reports to identify and resolve issues impacting leasing performance.
Respond to resident and ownership questions and concerns in a timely and professional manner.
Ensures achievement of revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, ensuring an appropriate inventory of ready apartments, setting rent pricing and concessions, and monitoring day‑to‑day sales and leasing activities.
Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals, and implements creative strategies around pricing, concessions, leasing incentives, and advertising.
Develops print and internet advertising strategies, uses available technology to promote the community, and uses the Company’s property management software to generate sales and leasing reports.
Works with the maintenance team to ensure the physical aspects of the community meet the Company’s standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community.
Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures in accordance with established policies and procedures.
Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and accesses the Company’s internal resources as needed to support solution strategies.
Makes presentations about marketing and leasing strategies and results to clients, owners, and other business managers.
Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move‑outs as necessary.
Responds quickly and courteously to resident and client/owner concerns and questions; takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Supervises the community’s leasing team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
Requirements
Previous multi‑family leasing experience; additional luxury high‑rise experience is preferred.
Proficient in MS Office Suite; additional property management software (Yardi/One Site) desired but not required.
Demonstrated ability to read, write, and communicate effectively; complete legal documents; sell and explain apartment features; and answer resident questions.
High level of professionalism in both manner and dress.
Valid driver’s license to drive a golf cart on property.
Physical Demands
Stand, walk, and/or sit for extended periods of time; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of daily responsibilities.
Work a flexible schedule, including evenings, weekends, and holidays.
Compensation and Benefits The hourly range for this position is $22.00 – $24.00. Additional compensation may include quarterly or annual bonus programs for corporate positions; weekly, monthly, or quarterly bonus programs for onsite property positions.
