This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all leasing activities and ensuring resident satisfaction throughout the lease term and lease renewals. Essential Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, criminal background checks, preparing lease and move-in package, and ensuring a smooth resident move-in and lease signing. Inspect apartments prior to resident move‑in and ensure apartments are in move‑in ready condition, scheduling any outstanding items with the maintenance team. Stay informed about current market and competitor conditions that may impact community occupancy and sales results, develop and implement short‑ and long‑term marketing plans and goals, and follow the community’s policies related to concessions, specials, and other programs. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure that community and show units meet the company standards for show quality by inspecting daily, communicating maintenance and upkeep needs, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities. Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize decisions. Execute and perform activities in support of the community’s lease renewal program by preparing renewal letters and packages, meeting and contacting renewing residents, and ensuring documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to appropriate individuals. Required Licenses or Certifications
Must hold all licenses and/or certifications required by state and local jurisdictions. Must have a valid driver’s license to operate a golf cart on property. Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required to assist other properties, attend training or meetings. Work a flexible schedule, including evenings, weekends, and holidays. Note: This is a Temporary Leasing Position. Additional Compensation
Corporate Positions: In addition to the base salary, eligibility to participate in a quarterly or annual bonus program based on individual and company performance.
