Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, preparing lease packages, and ensuring smooth move‑in and lease signing.
Inspect apartments prior to move‑in to ensure they are move‑in ready and schedule maintenance as needed.
Stay informed about market and competitor conditions, develop and implement marketing plans, and follow community policies related to concessions and specials.
Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs and internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure that show units meet company standards for quality by inspecting marketing corridors and leasing tours, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, or phone calls.
Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents ahead of move‑out dates, and ensuring timely execution of lease renewal documents.
Respond quickly and courteously to resident concerns and take prompt action to solve problems or convey requests to appropriate individuals.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including on-call during evenings, weekends, and holidays.
Pay The hourly pay range for this position is $20.00 - $22.00/hr (Santa Maria, CA).
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus program based on performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
