Description As a Leasing Manager you’ll be responsible for overseeing the apartment leasing operations/rental activity at a luxury high‑rise apartment/condominium combination building in Long Branch, NJ.

Your Responsibilities

Responsible for coordinating the property’s marketing, leasing, and renewal strategies.

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals.

Assist with unit turnovers.

Assist with resident requests.

Organize and plan resident retention events.

Provides pricing recommendation for renewals and vacant units.

Conducts regular meetings, at owner's request, to discuss leasing velocity and activity at the site.

Greet and qualify prospects, conduct community tours and show apartments, process applications, perform tenant screening, and prepare the lease.

Stays informed about current market and competitor conditions.

Implements, with the oversight of the General Manager, short‑ and long‑term marketing plans and goals to sustain occupancy.

Designs and executes marketing activities to create and drive traffic to the community.

Uses the on‑site property management software (OnSite, Yardi, etc.).

Tracks apartment availability, records traffic and leasing activities, and manages resident and prospect data about existing and future residents.

Ensures that the property and show units meet best‑practice standards for show quality by daily inspecting the leasing tour.

Follow‑up with prospects and new residents to ensure closing ratios and move‑in standards are always maintained.

If needed, performs activities in support of the property’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents, and ensuring that lease renewal documents are signed and implemented on time.

Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

Skills & Qualifications

Bachelor's degree required.

Three‑four (3‑4) years’ experience in New Jersey residential rental property management.

NJ Real Estate license required.

Fair housing certificate required, otherwise must obtain within 60 days.

Critical thinking, problem solving, judgment and decision‑making abilities are necessary.

Proficiency in computer programs such as Microsoft Office, Outlook and Windows required.

Ability to work with sensitive and/or confidential information.

Physical Requirements

Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.

Must be able to sit and stand for extended periods of time.

Must be able to communicate both on the phone and in person with clients to resolve issues and manage the business.

Must have finger dexterity for typing/using a keyboard.

Must be mobile enough to move around the office to make copies, send mail and faxes and to walk around the property, including lengthy walks on uneven areas.

Talking and hearing occur continuously while communicating with guests, supervisors and other associates.

Capable of working extended hours, including evenings, weekends and holidays as necessary.

Position may alternate between indoor controlled climate with proper lighting and outdoor settings with variable climate and lighting.

Must be able to interact with all types of individuals, be mentally alert, detail oriented, and possess good reasoning skills.

Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays; remaining focused and efficient under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health and environmental concerns.

Must be able to work effectively in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.

What We Offer As a full‑time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, and vision. In addition, you will be eligible for time‑off benefits, paid holidays and a 401(k) with company match. Occasional travel may be required to attend training and other company functions.

Compensation: $90,000 – $100,000 annually.
