SAVE, Inc. has been a beacon of hope and support since its founding in 1986 in Kansas City, Missouri. Initially established as the first AIDS-specific hospice in the state, the organization has evolved to offer nine residences with 75 housing units and nearly 600 rental assistance vouchers. SAVE, Inc. provides housing solutions that aim to transition individuals from instability to permanent homes, emphasizing health and dignity. Today, the organization serves clients living with HIV/AIDS, as well as those managing mental illness, substance abuse, and challenges such as homelessness, poverty, and social discrimination. Each month, more than 900 households receive vital housing assistance, supported by SAVE, Inc.’s ongoing investments in the Kansas City community.

Position Overview The Affordable Housing Property Manager plays a vital role in supporting our mission to provide safe, stable, and affordable housing for individuals and families in need. This position is responsible for the overall performance and compliance of assigned properties, ensuring financial sustainability, regulatory adherence, resident satisfaction, and a healthy living environment. The ideal candidate will combine strong operational skills with a passion for serving the community.

Key Responsibilities

Create an Inclusive Environment: Foster a welcoming and respectful workplace that values diversity and collaboration.

Support Team Development: Implement training and growth opportunities for staff to enhance skills and engagement.

Ensure Financial Stability: Collect rent in full each month, manage delinquencies, and maintain accurate financial records.

Maintain High Occupancy: Achieve and sustain a 90–100% occupancy rate through proactive leasing and retention strategies.

Manage Resident Eligibility: Oversee application processes, waiting lists, and certifications to ensure compliance with HUD, MHDC, and other program requirements.

Budget Oversight: Monitor and control expenses in alignment with approved budgets.

Compliance & Quality Standards: Pass REAC and MOR inspections and uphold all housing and organizational standards.

Lease Administration: Conduct initial leasing, annual recertifications, move‑outs, and terminations in accordance with HUD and MHDC guidelines.

Resident Relations: Respond promptly to tenant concerns, complaints, and emergencies to maintain a positive living experience.

Maintenance Coordination: Ensure timely processing of work orders, conduct unit inspections, and manage inventory with maintenance staff.

Funding Management: Submit monthly vouchers through YARDI to HUD’s TRACS system for funding reimbursement.

Facility Care: Oversee janitorial needs for housing and administrative spaces using staff, volunteers, and contractors as appropriate.

Qualifications

Experience in property management, preferably in affordable housing programs (HUD, Section 8, LIHTC).

Familiarity with compliance requirements for HUD and MHDC.

Proficiency in property management software (YARDI preferred).

Occupancy Specialist Certification is a plus.

Strong customer service, communication, and problem‑solving skills.

Ability to manage budgets and analyze operational performance.

Excellent organizational and time‑management abilities.

Reliable transportation and willingness to travel as needed.

Work Environment & Physical Requirements Work occurs in residential settings, both indoors and outdoors, with exposure to varying temperatures and noise levels. Ability to work independently and collaboratively across departments. Physical activities may include standing, walking, sitting, lifting, climbing stairs, and occasional stooping or kneeling.
