Maintenance Director Position Summary The Maintenance Director is responsible for the overall maintenance of the facility. By performing repairs and maintenance on equipment and supplies, ordering and requisitioning supplies and equipment as needed. They perform regular scheduled maintenance checks and documents them and assigns tasks to assistant if applicable. The position evaluates efficient operation of all systems and equipment and makes changes as needed.
Responsibilities
Facility Maintenance and Safety Plan, organize, and maintain a clean, safe environment; oversee plumbing, electrical, HVAC, water/sewage, and fire alarm systems; follow infection control and safety procedures.
Preventive and Routine Maintenance Perform, document, and coordinate routine maintenance, repairs, and preventive maintenance programs; manage outside areas and contractor visits.
Staff Supervision and Development Supervise, train, and evaluate maintenance staff; delegate duties, conduct performance evaluations, and participate in hiring, disciplining, and promotions.
Equipment and Supply Management Order, receive, store, and maintain inventory of equipment and supplies; document purchases and coordinate repairs as needed.
Compliance and Policy Adherence Ensure compliance with federal, state, and facility regulations; participate in inspections, audits, QA meetings, and policy development; maintain knowledge of MN Department of Health regulations and residents’ rights.
Professionalism and Continuous Improvement Promote positive workplace culture, strong customer service, continuous quality improvement, and teamwork; attend continuing education and support other departments as needed.
Qualifications
Must have thorough knowledge of general maintenance, such as boilers, heating and air conditioning units, refrigerators and freezers, electrical wiring, etc.
Boiler license is required.
Must possess leadership ability and the ability and willingness to cooperate and communicate with all staff and Department Directors.
Experience in healthcare, skilled nursing facility or assisted living community
Minnesota Engineer-Class C license is preferred
At least 21 years of age and have completed the 12th grade of High School.
Two (2) years of experience in maintenance and power plant work is desirable.
