Part-time Leasing Consultant

As a premier owner and manager of residential properties, PLK Communities specializes in the acquisition, redevelopment, and management of high quality apartment communities.

Currently, we are in search of an enthusiastic Part-time Leasing Consultant.

The leasing consultant is the property's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. A leasing consultant is very service orientated and strives to make current residents feel welcome and comfortable in their community.

Marketing

  • Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.
  • Generate traffic Make calls to area employers. Make contact with area merchants. Contact with locator services.
  • Plan advertising and marketing programs (with manager's approval) and implement on a timely basis.
  • Set up, maintain and move mini model as needed.
  • Update marketing and ads as appropriate (internet, print, etc.)
  • Schedule, arrange, and carry out resident functions.
  • Work on resident retention (i.e. work order follow-up, resident activities, monthly newsletter, etc.)

Leasing

  • Greeting and qualifying prospects create a good first impression (smile, eye-contact and give a firm hand shake).
  • Product knowledge. Have a thorough understanding of the property and surrounding area.
  • Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to manager when appropriate.
  • Professionally presents community and specific apartments while communicating features and benefits.
  • Inspects common areas and "market ready" vacancies daily to ensure cleanliness.
  • Demonstrate the product. Must be ready, willing and able to walk property with prospects, in an effort to "sell" them on the property.
  • Closing the lease. Must be able to "make the deal, close the sale" and move forward.
  • Follow-up. The leasing consultant should follow-up on calls, walk-ins, etc.
  • Maintain appropriate closing ratios for apartment leases.
  • Move in residents and ensure all paperwork is signed.
  • Strictly adhere to Federal and State Fair Housing Laws in regards to race, color, religion, sex, handicap, familial status or national origin.
  • Administrative:
  • Complete all lease paperwork.
  • Qualify prospective resident by running credit app, calling for residential verification, verifying income requirements.
  • Maintain accurate traffic reports in Yardi.
  • Retrieve voice mail messages.
  • Check email a minimum of three times daily to retrieve internet leads.
  • Accept resident work orders.
  • Renewal letters, follow up and closing.
  • Publish a newsletter at least quarterly.
  • Inventories office supplies on periodic basis. Reports needs to manager.
  • Organizes and files appropriate reports, leases and paperwork.
  • Follows up on completed work orders.
  • Assist manager in preparing quarterly market surveys.

Financial

  • Collect and post rent, as requested.
  • Adhere to budget as set by manager.
  • Make recommendations for rent increases.

General

  • Maintain the highest standards.
  • Assist in distribution of notices.
  • Assist team effort in any way possible.
  • Act responsibly and in the best interest of the property.
  • Other duties as assigned by manager or supervisor.
