Position Summary

Responsible and accountable for leasing apartments and providing customer service to ensure maximum occupancy and resident retention.

Essential Duties And Responsibilities

Lease apartments through telephone sales and apartment tours with prospective residents.\nFollow up and establish rapport with prospective residents and current residents.\nProvide excellent customer service at all times.\nPresent apartment community in a professional manner at all times.\nCoordinate move ins and move outs to provide for an enjoyable experience for all residents.\nManage lease negotiations, assist with resident retention and manage the renewal process.\nAssist in providing and maintaining excellent curb appeal.\nMaintain compliance policies and procedures as set forth from HKP and the Compliance Department.\nWrite work order requests, follow up with residents regarding completed work orders and enter information into Yardi.\nAssist manager with rent and delinquency collection.\nAssist manager in providing account information to the property supervisor and credit agencies.\nAssist manager with resident relations and enforce all community rules and regulations.\nSupervise all neighborhood committee activities.\nProvide outside marketing and establish rapport with local businesses and community agencies.\nAssist with office organization by filing and maintaining organized resident files.\nOther duties as assigned.

Qualifications/Skills & Knowledge Requirements

High school diploma or general education degree (GED)\nNo prior experience necessary\nLanguage Skills - Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.\nMath Skills - Ability to add, subtract, multiply, divide by 10s and 100s.\nReasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.\nComputer Skills – Beginner experience with MS Office.

Training Requirements

Annually attend fair housing, section 42 and leasing classes.\nOngoing professional development.

Physical Demands

Rarely must sit, use hands to finger/handle/feel, reach with hands/arms, stoop, kneel crouch, crawl, bend or lift up to 25 pounds.\nOccasionally must stand, walk, talk, hear and be exposed to outdoor weather conditions.\nClose and distance vision is required.

Position Summary\nResponsible and accountable for on-site operations and performance of a specific apartment community or self storage property.

Property Manager\nEssential Duties and Responsibilities

Direct property operations and staff in the most cost effective manner.

Develop and manage annual budget.

Maintain occupancy levels according to budget.

Hire staff, manage performance of staff and address all employee relation issues.

Manage, motivate and develop staff.

Process new applications, re-certifications and provide required information to compliance.

Maintain compliance policies and procedures.

Supervise rent collection, rent ledgers, bank deposits and petty cash records.

Pursue delinquent rents and evictions and provide required information to collection company.

Provide account information to the Regional Supervisor.

Direct all marketing and leasing activities and maintain targeted occupancy.

Supervise resident relations and enforce all community rules and regulations.

Supervise the maintenance staff, repairs, preventive maintenance and improvements.

Supervise all landscaping, lawn care and snowplowing activities.

Work with the Regional Supervisor to develop, monitor and achieve annual budget objectives.

Show apartments to prospective residents.

Other duties as assigned.

Qualifications / Skills & Knowledge Requirements

High school diploma or general education degree (GED)

1 year of experience

CAM, ARM or similar recommended.

Language Skills\nAbility to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.

Math Skills

Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.

Reasoning Skills\nAbility to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.

Computer Skills

Intermediate experience with MS Office. Intermediate experience with property management software.

Training Requirements

Annually attend fair housing, section 42 and leasing classes.

Ongoing professional development.

Physical Demands

Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.

Position Summary\nResponsible and accountable for leasing apartments and providing customer service to ensure maximum occupancy and resident retention.

Essential Duties And Responsibilities

Lease apartments through telephone sales and apartment tours with prospective residents.

Follow up and establish rapport with prospective residents and current residents.

Provide excellent customer service at all times.

Present apartment community in a professional manner at all times.

Coordinate move ins and move outs to provide for an enjoyable experience for all residents.

Manage lease negotiations, assist with resident retention and manage the renewal process.

Assist in providing and maintaining excellent curb appeal.

Maintain compliance policies and procedures as set forth from HKP and the Compliance Department.

Write work order requests, follow up with residents regarding completed work orders and enter information into Yardi.

Assist manager with rent and delinquency collection.

Assist manager in providing account information to the property supervisor and credit agencies.

Assist manager with resident relations and enforce all community rules and regulations.

Supervise all neighborhood committee activities.

Provide outside marketing and establish rapport with local businesses and community agencies.

Assist with office organization by filing and maintaining organized resident files.

Other duties as assigned.

Qualifications/Skills & Knowledge Requirements

High school diploma or general education degree (GED)

No prior experience necessary

Language Skills - Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.

Math Skills - Ability to add, subtract, multiply, divide by 10s and 100s.

Reasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.

Computer Skills – Beginner experience with MS Office.

The Leasing Consultant is the \"face of the property\" and an initial point of contact for all guests, prospects, residents, and vendors.

Your Purpose & General Responsibilities:

Showing and leasing apartment homes to prospective residents
Explaining details of the different apartment unit options and variations
Providing exemplary customer service to both current and prospective residents
Greet visitors in a warm, courteous, professional and welcoming manner
Maintain thorough knowledge of the property
Close \"the sale\" of new apartment homes to prospective residents
Prepare lease paperwork, obtain move-in keys, and additional duties prior to new resident arrival
Entry of information into internal resident database
Utilize sales and marketing strategies to help increase property traffic
Perform various administrative duties
Respond to resident requests and help to minimize and resolve resident concerns
Know the property's product
Plan, facilitate and participate in resident functions and resident activities
Visit locators and local businesses to promote your product

Essential Needs for Anatole on Briarwood:

Full-time with rotating weekday hours; Monday - Friday; 9 AM 6 PM (hours may vary)
Saturdays and Sundays are required (some weekends/hours may vary)
Monthly after-hours availability for resident events (frequency/dates/times will vary)
Minimum 1 year of experience as an apartment Leasing Consultant or established experience in a fast-paced sales/restaurant/retail/hospitality customer-facing role
