Position Overview This is a high‑accountability leadership role responsible for driving people, performance, and financial outcomes across a multi‑community portfolio. This position has a direct impact on Net Operating Income (NOI), expense management, rental revenue growth, occupancy stability, and resident retention.
This role is best suited for a leader who understands that NOI is built through disciplined, day‑to‑day operational decisions.
Portfolio Scope
Oversight of 4 apartment communities (538 units)
Primary office presence at Meadowood Apartments and Augusta Square Apartments
Direct leadership of Leasing and Maintenance teams
Full accountability for portfolio financial performance
What You’ll Be Responsible For Leadership & Team Development
Partner with HR on hiring, staffing, and team development decisions
Enforce operational workflows and communication standards
Hold team members accountable to KPIs and performance expectations
Foster a culture of urgency, ownership, professionalism, and teamwork
Financial & Asset Performance
Maintain delinquency within company targets
Drive occupancy in alignment with regional performance goals
Monitor and improve leasing conversion rates
Conduct monthly and quarter‑to‑date (QTD) budget variance reviews
Ensure general ledger (GL) accuracy and control expenses effectively
Oversee eviction processes and legal coordination
Review and approve applications in compliance with Fair Housing standards
Ensure accurate move‑out ledger reconciliation
Operational Oversight
Ensure timely completion of work orders in line with company standards
Conduct monthly property inspections for safety and performance
Maintain key audits and access control procedures
Approve vendor invoices within established spending thresholds
Partner with Project Managers to ensure efficient unit turnover execution
Resident Experience & Compliance
Resolve escalated resident concerns with professionalism and urgency
Enforce lease terms consistently and fairly
Maintain strict adherence to Fair Housing regulations
Uphold SNS’s reputation through high operational standards
What Operational Success Looks Like
Delinquency control (1.5% or less month ending)
Occupancy aligned with regional scorecard targets
Leasing prospect conversion rates
Budget variance accountability (QTD performance)
NOI performance across the portfolio
Resident retention and renewal execution
Compensation & Performance Bonus
Competitive base salary: $65,000–$70,000 (based on experience)
Quarterly performance bonus tied directly to portfolio financial results
This compensation structure is designed to reward leaders who drive measurable financial performance.
Work Environment, Travel & Physical Requirements
Onsite, office‑based role supporting 4 communities within the Forest Park/Fairfield area
Local travel between properties during business hours required
Ability to sit or stand for extended periods of time
Ability to walk up and down several flights of stairs and property grounds
Use a computer and mobile devices throughout the workday
Life or move office materials up to approximately 25 pounds
