Job Summary Reporting to a Portfolio Property Manager, the Property Manager is located on‑site and is directly responsible for tenant satisfaction as well as portfolio value maximization. Tenant satisfaction and retention are created with tenant‑focused touchpoints including the initial installation of the tenant, fostering two‑way communication channels, implementing clearly understood life safety programs, and responding to tenant requests in a timely and effective manner. The Property Manager is expected to maximize portfolio value by maintaining the commercial property, overseeing budgets, managing operational expenses, and by identifying and implementing capital improvements that will increase the efficiency and value of the property. The Senior Property manager will operate in alignment with the vision, mission and strategy of RXR and in a manner consistent with our core values.

Responsibilities

Supervise and evaluate the job performance of the property management team

Cultivate healthy relationships with tenants

Oversee tenant installation and communication, including new tenant walkthroughs with the RXR Construction team

Establish and implement Life Safety Procedures and monitor performance

Establish and implement building maintenance procedures and monitor performance

Create and monitor operating budgets; assist with Portfolio Capital Budgets

Liaise with internal departments to analyze monthly and annual variance reports, evaluate escalation income, and evaluate the status of capital expenditures

Review and approve all proposals and invoices related to building operations

Working closely with relevant RXR internal departments, ensure all building operations are in line with RXR procedures and policies

Create and receive approval for capital improvement work

Maintain Building Management Systems and analyze performance

Solicit, evaluate and implement service contracts

Utilize relevant systems (such as Avid, Monday.com) to complete tasks

Participate in firm-wide initiatives as needed

Qualifications Experience and Education

10+ years of Building Operations/Management experience; must have New York City Class A Office Building (Commercial) experience

Required Qualifications

Excellent written and verbal communication skills

Excellent Microsoft Excel and Word skills

Demonstrated understanding of accounting procedures and financial reports

Ability to cultivate and maintain relationships at all levels, including vendors relationships

Demonstrated ability to lead a team and overcome challenges

Expert understanding of the breadth and depth of infrastructure and operations systems of commercial properties (HVAC, Plumbing, Electrical, Telco, Roofing, etc.)

Demonstrated understanding of all NYC Local Laws

Preferred Qualifications

Working knowledge and experience with AVID, Angus and Kardin preferred

Operations:

Understanding and enforcement of policies and procedures. Understanding of Infrastructure and Operations Systems of properties. Vendor contract management.

Financials:

Ability to develop accurate budgets and monthly reporting for individual properties. Think like an owner when operating within budgetary guidelines.

Project Management:

Project management, logistics, vendor management, VIP/Tour preparation, etc. Effective at providing direction on projects from start to finish while clearly communicating goals and timelines: 1) establishes clear timelines; 2) requires accountability on deadlines; and 3) meets with staff regularly to answer questions and provide direction.

Problem Solver:

Navigates complex, and potentially contradictory, information to effectively assess issues and solve problems. Asks the right questions to analyze situations.

Leadership:

Ability to be a model, influence, inspire, create a safe and motivating environment, communicate, and facilitate growth. Developing people to meet both career goals and organization’s goals.

Interpersonal:

Ability to relate openly with diverse people and cultivate relationships with internal and external parties through networking, collaboration, and professional etiquette.

Pay Range

$145,000 - $165,000 USD
