Job Summary This position coordinatess the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks, preparing lease and move-in packages, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in, ensuring they are move‑in ready, and coordinate with maintenance to address outstanding items.
Stay informed about market and competitor conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions, specials, and other programs.
Design and execute marketing activities to generate traffic, including resident referral and employer outreach programs, internet marketing tools (e.g., Craigslist, Facebook, e‑mail), and community‑specific plans.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident/prospect data, and capture critical demographic information.
Ensure show units meet company standards by inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
Follow‑up with prospects and new residents to ensure satisfaction, sending e‑mail, thank‑you notes, and cards, or making telephone calls to finalize decisions.
Support the lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns, documenting requests and conveying them to the appropriate individual(s).
Required Licenses or Certifications
All state and local licenses and certifications required by jurisdiction.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
May require occasional travel for training or business meetings.
Work a flexible schedule, including on‑call evenings, weekends, and holidays.
