Job Description Summary Park 19 has an immediate opening for an experienced Leasing Manager. Our team members are high performers who care about customer service and exceed expectations. The Leasing Manager plays a critical role in our success. Park 19 is a sustainable boutique apartment community with 103 units, located between Nob Hill and the Pearl District in Portland, boasting a 98 walk score and easy public‑transportation access.
What Your Day Might Look Like
Being part of a team and having fun while providing excellent customer service
Ensures achievement of community’s revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, and monitoring day‑to‑day leasing activities
Oversees the on‑site leasing team
Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, preparing lease documentation, and completing move‑in procedures
Reviews and analyzes financial, shop, closing ratio, and other operational reports to identify and resolve issues impacting leasing performance
Responds to resident and ownership questions and concerns in a timely and professional manner
What We Are Looking For
Previous multi‑family leasing experience; additional luxury high‑rise experience is preferred, but a positive can‑do attitude is required
Proficient in MS Office Suite; additional property management software (Yardi/One Site) desired but not required
Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions
High level of professionalism in both manner and dress
Essential Responsibilities
Ensures revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, ensuring an appropriate inventory of available apartments, setting rent pricing and concessions, and monitoring day‑to‑day leasing activities.
Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals, and implements creative strategies around pricing, concessions, leasing incentives and advertising to boost traffic and leases.
Develops print and internet advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the company’s property management software to generate sales and leasing reports to monitor results.
Works with the maintenance team to ensure the physical aspects of the community meet the company’s standards for appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole.
Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures in accordance with established policies and procedures.
Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and accesses the company’s internal resources as needed to support solution strategies.
Oversees the lease renewal program, including sponsoring resident lease renewal functions, managing the communication and notification process, and assisting with resident move‑outs as necessary.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Supervises the community’s leasing team members by interviewing, hiring, orienting, and training employees and manages their performance in accordance with company policies, values, and business practices.
Required Licenses or Certifications
Must have all licenses and/or certifications required by state and local jurisdictions.
Must have a valid driver’s license to drive a golf cart on property.
Additional Compensation
Corporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
