About the Position Gerstad Builders is seeking a professional New Home Sales Consultant to guide buyers through a structured semi-custom homebuilding process. This role goes beyond selling — it is about managing the customer experience, setting clear expectations, and maintaining alignment with our building systems.
This position serves as both a customer advocate and a representative of the builder, requiring the ability to interpret needs, set boundaries, and guide decisions in a way that protects both the homeowner experience and the construction process.
We are looking for a sales professional who values organization, communication, and follow-through as much as closing deals.
This is an excellent fit for someone with residential sales experience who prefers a stable, process-driven environment over high‑pressure, high‑volume tactics.
What You Will Do
Consult with buyers to identify their needs and match them to the right community, home plan, lot, and option package
Present our building process clearly and professionally
Guide customers through selections and option decisions while keeping projects aligned with company standards
Generate commission through responsible option sales that improve the home and customer experience
Customer Process Management
Serve as the primary customer contact from contract through closing
Set expectations and reinforce timelines, policies, and decision deadlines
Maintain structure and prevent process disruption
Communicate effectively with construction staff regarding build progress
Operational & Marketing Support
Maintain accurate documentation of contracts, options, and communications
Support community sales tracking and forecasting
Assist with model home standards and digital marketing efforts
Maintain relationships with prospects and realtors
This position serves as the first impression of our company and the primary guide for buyers navigating the homebuilding process. Success in this role requires the ability to adapt communication and leadership style based on the customer’s experience level, personality, and decision‑making approach.
The Sales Counselor must be able to:
Confidently guide first‑time or inexperienced buyers through a complex process without overwhelming them
Provide direction and structure for customers who need clarity and firm process leadership
Reassure tentative or uncertain buyers with professionalism and steady communication
Draw out details from buyers who struggle to articulate preferences or priorities
Maintain control and professionalism with assertive or highly involved customers while protecting company processes
Translate construction terminology, timelines, and limitations into clear, customer‑friendly language
Advocate for the customer experience while also safeguarding production flow and company standards
What We’re Looking For Experience
3+ years in residential real estate or new home sales preferred
Experience working in a structured sales or construction environment is highly valued

Comfortable managing customers while operating within established systems
Understands construction timelines and the importance of keeping jobs moving

Able to learn and operate company software used for scheduling, selections, and project communication

Opportunity to build strong earnings through responsible option sales
Health insurance (30% participation)
PTO accrual: 1 hour per 40 hours worked + 40 hours after 9 months
Work Environment & Physical Requirements This role involves regular presence in model homes, active construction sites, and community locations.
The position requires the ability to:
Drive from different communities on a weekly basis. All communities are within 30 miles of each other. Current locations include Walworth County in Wisconsin and Boone and McHenry County in Illinois.
Walk job sites and uneven terrain safely
Stand and walk for extended periods during appointments and showings
Navigate stairs, partially completed structures, and construction areas
Bend, kneel, and reach as needed when reviewing homes, features, and site conditions
Lift and carry materials up to approximately 25 pounds (marketing materials, samples, signage, etc.)
Work both indoors and outdoors in varying weather conditions
Maintain situational awareness in active construction environments
Weekend availability and reliable transportation are required.
