Role Description Capital Rivers Commercial is seeking a motivated Assistant Property Manager to join our Sacramento office. This role supports the Property Manager in maintaining the day-to-day operations of an assigned commercial portfolio — with a focus on asset performance, financial accuracy, and exceptional tenant experience.
You will work in a collaborative, fast-moving environment where ownership, follow-through, and clear communication are the standard. This is a strong opportunity for someone ready to grow within commercial real estate asset management.
Responsibilities
Assist in all aspects of physical and financial property management across an assigned commercial portfolio
Support inspection and evaluation of contracted building work; monitor scheduled maintenance to ensure established standards are met
Monitor tenant collections, post rent payments, enforce the collection policy, and initiate legal action when required
Manage accounts payable workflow from work order initiation through invoice processing and Yardi coding per approved budgets
Provide responsive, professional customer service to tenants; resolve issues and complaints in a timely manner
Draft and distribute tenant correspondence — notices, maintenance scheduling, inspections, and property notifications
Support the Property Manager with lease administration, monthly reporting, annual budget preparation, and year‑end CAM reconciliations
Act as Property Manager in the Manager’s absence for specified periods
Assist with marketing and advertising of vacant spaces; manage COI collection and expiration tracking for tenants and vendors
Qualifications
4+ years of experience with Microsoft Office (Word, Excel, PowerPoint)
1+ years of commercial property management experience; commercial real estate strongly preferred over residential
Strong verbal and written communication skills with a professional, client‑facing presence
Proven ability to work independently, prioritize effectively, and follow through on commitments
Yardi property management software experience strongly preferred
Familiarity with accounts payable, operating expense (CAM) reconciliations, and annual budget preparation
Associate’s or Bachelor’s degree preferred, Real Estate, or related field preferred; equivalent experience considered
California Real Estate license preferred, or willingness to obtain within 12 months of hire
