Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, and preparing lease packets.

Inspect apartments prior to move‑in to ensure they are ready and coordinate any needed maintenance.

Stay informed about market and competitor conditions, develop and execute marketing plans, and follow company policies on concessions and specials.

Create and execute marketing activities such as resident referral programs, employer outreach, and internet marketing tools like Craigslist, Facebook, and email.

Use onsite property‑management software to track availability, record traffic, manage resident data, and capture demographic information.

Maintain show‑unit quality by daily inspections and communicating maintenance needs to the team.

Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, and phone calls.

Manage lease‑renewal program by preparing documents, contacting residents, and ensuring timely sign‑ups.

Respond quickly to resident and owner concerns, taking prompt action to resolve issues.

Qualifications

Must hold all licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Bilingual candidates fluent in English and Spanish are preferred.

Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Lift and maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.

Travel may be required to assist other properties or attend training and meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation Hourly rate: $18.00 – $20.00 per hour. Bonus may be available through quarterly or annual programs for corporate positions, or weekly, monthly, or quarterly programs for onsite positions.
