About the Role
Brooksville is seeking an Associate to support acquisitions and asset management across its portfolio. This role offers broad exposure across the investment lifecycle, including underwriting, due diligence, portfolio analysis, operating performance, and strategic initiatives. The Associate will work closely with senior management and will be expected to take on meaningful responsibility in a lean, entrepreneurial environment.

The position is based in New York City and will involve periodic travel to property locations.
Acquisition Responsibilities
Screen and evaluate new investment opportunities
Build and maintain detailed financial underwriting models
Conduct market, submarket, and competitive set analysis
Prepare investment memos, transaction summaries, and internal presentation materials
Support due diligence, including coordination with brokers, lenders, consultants, legal teams, and other third parties
Assist in the evaluation of capital plans, business plans, and execution risks
Develop and maintain relationships with brokers and other market participants
Asset Management Responsibilities
Monitor property and portfolio performance to help drive cash flow, operational efficiency, and investment returns
Review monthly financial statements, leasing activity, traffic, delinquency, and other key operating metrics
Partner with property management to identify operational issues and execute solutions
Assist with annual budgets, business plans, capital improvement planning, and cash flow projections
Support strategic initiatives across the portfolio, including revenue enhancement, expense management, and operational process improvement
Help maintain lender, investor, and regulatory compliance
Prepare recurring and ad hoc reporting, analyses, and presentations for senior management
Qualifications
35 years of experience in real estate, investment banking, private equity, consulting, brokerage, or a related field
Strong financial modeling and analytical skills
Advanced proficiency in Excel and strong proficiency in PowerPoint and Word
Strong written and verbal communication skills
Ability to think like both an investor and an operator
Highly organized, detail-oriented, and comfortable managing multiple workstreams simultaneously
Self-starter with sound judgment, strong work ethic, and the ability to thrive in a fast-paced, entrepreneurial environment
Familiarity with multifamily real estate and/or New York City housing is a plus
