Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and background checks.
Prepare the lease and move‑in package, and ensure a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in to ensure they are in move‑in ready condition and schedule any outstanding items with the maintenance team.
Stay informed about market and competitor conditions that may impact occupancy, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials.
Design and execute marketing activities to generate traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, email, and other websites).
Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, and capture critical demographic information.
Ensure that the community and show units meet quality standards, inspecting corridors and leasing tours, communicating maintenance needs, and merchandising show units.
Follow‑up with prospects and new residents to ensure satisfaction by sending emails, thank‑you notes, and telephone calls.
Support the lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document and convey requests.
Required Licenses or Certifications
All licenses and/or certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Occasional travel may be required to assist other properties, attend training, or meeting.
Work a flexible schedule, including taking calls during evenings, weekends, and holidays.
Compensation The hourly range for this position is $18.00 – $20.00. Additional compensation may include quarterly or annual bonus programs for corporate positions, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
