
Leasing Operations Specialist

Summary
Performs all activities related to leasing apartment homes, resident events, completing the move‑ins process and lease renewals. Interacts directly with prospective and current residents to achieve maximum occupancy. Generates and handles traffic, leasing apartments, qualifying prospects, preparing lease documentation, completing move‑in paperwork and procedures, and assisting with the lease renewal process. Assists residents throughout their residency. Will be assigned to any of the communities in the Woodmont Properties portfolio and must be willing and able to commute to any assigned community on a regular, daily basis.
Schedule Mon‑Fri & some weekends may be required.
Essential duties and Responsibilities
Sell and close prospective tenants on leasing apartments in the Community.
Promptly respond to phone calls and emails from guests.
Reviews unit availability daily.
Walk the standard tour paths, vacant apartment homes and make‑ready daily to ensure the model apartments and target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner; need an awareness of the curb appeal of the property.
Gather information to learn about local community, surrounding community, and competition.
Use the guest card to ascertain the needs and qualifications of every guest.
Lead guests to vacant and/or model apartments and discuss the features and benefits that meet the needs of the guests.
Record all traffic in the computer daily.
Follow up with each guest at least four times.
Create applicant files and process applications.
Verify qualifications of applicants.
Present all applications to Community Manager for approval.
Utilize the company golf cart while on premises to travel between different buildings in the community, where applicable.
Contact applicants to confirm approval or denial of application within 24 hours.
Schedule lease signings within 24 hours of approval.
Ensure that applicants are set up properly in the computer, and that all monies are processed within 24 hours.
Complete lease agreement and collect rental deposit.
Inspect condition of premises periodically and arrange for necessary maintenance.
Participate in any internal or external marketing events as required.
Assist in coordinating and mailing outreach marketing materials.
Distribute flyers and letters to residents if necessary.
Shop competitive properties and assist Community Manager in preparing a market comparison grid.
Record all resident correspondence and submit to manager for review.
Assist in promoting Woodmont Properties communities.
Assist Community Manager with any requested work to be completed on the property.
Promote resident retention and Preferred Employer programs.
Conduct or assist in performing corporate, business, and community outreach to improve traffic and leasing of the community, including the development of joint marketing programs.
Maintain courteous communications with residents, applicants and representatives of other companies.
Adhere to federal and state Fair Housing Laws.
Adhere to all company policies.
Support the team in achieving the property’s goals.
Maintain a team spirit and work well with the entire staff.
Demonstrate flexibility with hours and days worked.
